For a UK SME, a secured loan may suit a business willing to pledge an asset when the written offer justifies the added risk. An unsecured loan avoids pledging business assets, but it may still require a personal guarantee and typically carries a higher interest rate. Neither option is automatically cheaper or easier to obtain: compare the full repayment cost, guarantee terms and fit with realistic cash flow.
What makes a business loan secured or unsecured?
The distinction is whether the lender takes security over an asset. A secured business loan uses an asset from the business balance sheet; property is common, but stocks and shares may also be offered. Depending on the agreement, a lender may also accept or require security from a third party, such as a guarantee. Read the security documents to establish exactly what is pledged and what the lender can enforce if the business defaults. British Business Bank guidance on business loans
An unsecured loan does not use business assets as security. That does not necessarily protect the owner or directors from personal liability: the lender may require a personal guarantee. If the business defaults or becomes insolvent, a guarantee can make the person who signed it liable. Its scope depends on the lender’s terms and the contract, so read the guarantee separately from the loan agreement. British Business Bank guide to personal guarantees
How do the options compare?
| Decision point | Secured loan | Unsecured loan |
|---|---|---|
| Business assets | An asset is pledged; the lender’s security documents define the exposure. | Business assets are not pledged as security for the loan. |
| Personal guarantee | May be required in addition to, or instead of, other security, depending on the lender and offer. | May still be required. “Unsecured” does not rule out personal liability. |
| Interest and fees | Unsecured borrowing typically has higher interest rates, but an individual secured offer is not guaranteed to be cheaper. | Typically higher interest rates, but compare actual offers rather than relying on the category. |
| Key risk | A pledged asset may be at risk if the business defaults. | A guarantee may expose the guarantor personally if the business cannot repay. |
| Best comparison | Compare total repayments and charges, repayment schedule, early-repayment terms, security and guarantee wording, and affordability under realistic trading conditions. | |
The British Business Bank describes higher rates for unsecured loans as a general tendency, not a guarantee about every offer. Rates and fees vary with the lending proposal. When might each type make sense?
A secured loan may be worth considering when
- The business has an asset it is genuinely prepared and able to pledge.
- The asset is not so essential to operations that losing it after default would make recovery harder.
- The written offer’s full cost, term and repayment schedule make sense compared with available alternatives.
An unsecured loan may be worth considering when
- The business does not want to pledge its assets, or has no suitable asset to offer.
- The repayments remain affordable after accounting for existing debt and plausible weaker trading conditions.
- The business understands any personal guarantee and accepts its amount, duration, triggers and release terms.
These are decision factors, not rules about who will be approved. Lenders set their own criteria and make individual decisions. A business should not accept debt simply because it is available: the intended use and the ability to service repayments matter as much as the security structure.
What to check before accepting an offer
- Identify every form of security. Ask which business or third-party assets are pledged and what the lender may enforce after default. Review the security documents, not just the product description.
- Read any personal guarantee separately. Check who signs, the amount or cap, how long it lasts, the events that trigger it and how it can be released. Do not infer that no guarantee is needed from the word “unsecured.”
- Compare the complete cost. Put the interest rate, arrangement and broker fees, other charges, total repayments and early-repayment terms side by side for each offer.
- Stress-test repayments. Map payment dates against cash flow, existing borrowing and a realistic downside case. The sources do not establish a universal affordability threshold.
- Match the facility to the use and amount. Working capital, an equipment purchase and unpaid invoices may call for different products. Ask the lender whether a term loan or another facility better fits the need.
- Confirm current eligibility and availability. Check location, business activity, lender criteria and any scheme rules directly with the lender before relying on an advertised option.
How the UK Growth Guarantee Scheme affects the choice
The British Business Bank’s Growth Guarantee Scheme (GGS) supports access to debt finance through accredited lenders. Listed products include term loans, overdrafts, asset finance, invoice finance and asset-based lending; not every accredited lender offers every product. Accreditation is not a guarantee of an offer or an endorsement of a lender’s particular terms. Check the current accredited-lender directory and confirm what is available for your business.

The Bank describes the GGS as providing a 70% government-backed guarantee to the lender for eligible losses. The borrower remains fully liable for repayment, and lenders may take personal guarantees under their normal commercial practices. The scheme FAQ says a lender cannot take the borrower’s principal private residence as security under GGS; that restriction is specific to the scheme and should not be treated as a general rule for other business loans. Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsThe Bank says the scheme allows legitimate business uses, including cash flow and investment, but applicants must be able to afford additional debt. It also states: “If a lender can offer a commercial loan on better terms, they will do so.” This describes how the scheme is intended to work; it does not mean GGS guarantees a lower rate, free borrowing or approval. Announced changes are not the same as a live offer
On 12 July 2026, the British Business Bank reported an announcement of £6.5 billion in additional market lending capacity over four years and estimated that the capacity could help 33,000 businesses. These are announced capacity and an estimate, not lending already delivered or an entitlement for an individual business. The same update said announced changes included flexibility for term-loan and asset-finance terms of up to ten years and an increase in annual turnover eligibility from £45 million to £54 million. It also said the Bank was working with accredited lenders to operationalise the enhancements, while existing scheme terms remained operational at the time. An alternative for some early-stage founders
For eligible individuals starting or growing a business, the British Business Bank describes Start Up Loans as personal loans, not company borrowing secured against business assets. Its guidance gives a loan range of £500 to £25,000, repayment over one to five years and a fixed annual interest rate of 7.5%; borrowers are personally liable. These programme terms and eligibility can change, so check the official page before applying. British Business Bank debt finance guidance and Start Up Loans programme

Choose by risk and affordability, not by label
Start with the asset exposure the business can tolerate and any personal guarantee the owners are willing to sign. Then compare written offers on total cost, repayment fit, purpose and the consequences of default. A secured loan can be suitable when its terms justify pledging an asset; an unsecured loan can avoid business-asset security, but it is not automatically safer for the people behind the business.
