In 2018, QTS delivered about 2 MW of wholesale data-center capacity in Ashburn, Virginia, to an unnamed U.S. financial services company—not a hyperscale cloud operator. The customer was consolidating East Coast facilities, and QTS said it completed the first phase of its planned 32 MW site in 10 months, two months ahead of schedule.

What QTS delivered—and who leased it

QTS Realty Trust announced the Ashburn facility’s launch in August 2018 as its anchor tenant was completing its move-in. Data Center Knowledge reported that the tenant was a U.S. financial services company that QTS did not name. The company had not previously operated in Northern Virginia.

The tenant was consolidating four East Coast data centers—two leased and two owned—into one leased facility at QTS and one owned facility. It leased approximately 2 MW, a wholesale-sized block then more commonly associated with hyperscale cloud operators. The report said that the tenant took one of the site’s four data halls; each hall was approximately 14,000 square feet with 2 MW of power. Data Center Knowledge’s 2018 account does not identify the customer.

How the first phase was completed in 10 months

QTS announced on August 16, 2018, that the first phase of its planned 32 MW facility was complete. The company said the work took 10 months. Contemporary reporting described the original schedule as 12 months, making delivery two months early; the tenant’s expiring leases made the timing important.

QTS attributed the pace to modular design and scalable mechanical and electrical systems. The site was built out in quadrants, allowing one area to come online while construction continued elsewhere. Data halls on each floor were arranged around a central spine containing electrical and mechanical infrastructure. QTS hyperscale chief Tag Greason said, “It’s the first time that we’ve done it in 10 months.” QTS’s announcement described the early completion.

How the 2018 facility was described

QTS described the building as Ashburn’s first three-story data center, with approximately 180,000 square feet of data-center space, 12 column-free data halls, and up to 32 MW of critical power. The company said it was designed for enterprise, hyperscale, and build-to-suit customers. These are figures from QTS’s 2018 announcement, not an independent measurement or a statement of current availability.

  • 2018 first-phase completion: QTS said the phase was part of a planned 32 MW facility; contemporary coverage reported the anchor tenant’s approximately 2 MW lease.
  • Earlier construction milestone: QTS described Phase 1 as approximately 4 MW of critical sellable capacity and said it had pre-leased 2.2 MW to a global health insurance provider. The available reporting does not establish that this provider was the later-described financial services tenant. QTS’s earlier milestone announcement is separate from the 2018 move-in story.
  • Ultimate parcel plan: QTS’s 2018 Form 10-K said the 24-acre Ashburn parcel could ultimately support approximately 50 MW of available utility power, 445,000 gross square feet, and 178,000 square feet of raised-floor capacity. Those were planned figures for the completed parcel, not the capacity delivered in the 2018 phase. QTS’s 2018 SEC filing gives the longer-term plan.

Why a non-hyperscale company would lease at this scale

The tenant’s business label did not dictate its infrastructure needs. Its consolidation involved a large block of capacity, a deadline tied to expiring leases, and a mix of leased and owned facilities. The 2018 reporting also cited enterprise motivations for leasing such as reducing owned real estate, consolidating infrastructure, and gaining access to sites where companies could interconnect with partners and service providers.

That makes the deal a specific example of wholesale, hyperscale-oriented capacity serving a traditional enterprise—not proof that all financial firms or enterprises follow the same strategy. In a contemporaneous interview, Greason summarized QTS’s pitch as “location, economics, scale and speed.” Data Center Dynamics’s coverage records that framing.

What the deal does—and does not—tell a buyer

For an enterprise weighing leased data-center space against owned facilities or cloud capacity, the reported deal highlights practical comparison points, but it does not supply a current price or a universal answer:

  • Availability and timing: Can a provider deliver capacity before a lease, facility, or migration deadline?
  • Block size and growth: Does the available capacity fit the immediate need and allow expansion without forcing an oversized commitment?
  • Total economics: Compare lease costs and operating obligations with the costs of owning or using cloud capacity; the 2018 coverage does not provide pricing for this deal.
  • Location and interconnection: Does the site provide useful proximity and access to the relevant partners and services?
  • Consolidation and ownership mix: Can leased capacity simplify the footprint while owned facilities continue to serve workloads that need them?

The available reporting documents a 2018 project and tenant strategy. It does not establish today’s Ashburn pricing, vacancy, capacity, or the facility’s current operating arrangements.
