WISO Vermieter 365 review
A focused tool for German landlords preparing operating- and heating-cost statements.

For private landlords in Germany, WISO Vermieter 365 brings property and tenant records together with the figures needed to prepare operating-cost and heating-cost statements. It also supports invoices, meter readings, lease assistance and rent receipt checking. The product suits solo landlords and small portfolios more than commercial property managers: its focus is rental accounting and annual cost statements, not a broad suite for larger operations.
The recurring subscription costs €34.99 per year and includes web app access, operating- and heating-cost accounting, and up to five residential units. An optional Windows desktop program is available. The alternative Single Purchase costs €49.99 for a 365-day term, with new program versions included during that term. Additional units are available through paid add-on modules. Landlords comparing the options should weigh the subscription's lower annual price against the one-time purchase's stated term and version inclusion.
Statement preparation is the central strength: landlords can enter property, tenant, invoice and meter-reading information, apply flexible cost allocation and day-specific calculations, and prepare heating-cost statements that include external-provider statements. A lease agreement assistant and template letters add some administrative support, while rent receipt checking connects with finanzblick online banking. An optional ARAG legal-advice module is also available. Choose it for focused German rental accounting and statement work; landlords seeking commercial-property management breadth or a dedicated mobile app should look elsewhere.
