WISO Hausverwalter 365 review
A desktop toolkit for rental and WEG accounting, statements, contracts, and tax export.

WISO Hausverwalter 365 is Windows desktop software for private and commercial landlords and property managers handling rental properties, condominium associations (WEG), and commercial units. Its focus is bookkeeping and administration: it records property and unit data, supports online banking and recurring bookings, and provides tools for outstanding items, tenant changes, and rent increases. It suits solo landlords and small operators who want these tasks in a desktop workflow, rather than a broader tenant-facing management suite.
The published plans show Start and Plus as either annual subscriptions or one-time annual licenses. Start subscription costs €75.99 per year, while its annual license is €99.99; Plus subscription costs €95.99 per year, and its annual license is €119.99. Both editions cover tenants and WEGs and support own and external heating-cost statements. The Start edition covers up to 10 residential and commercial units, while Plus covers up to 25; an additional residential units module adds 25 units. The annual-license listings specify a 365-day term and new program versions during that term. This structure makes the unit ceiling and choice of subscription or annual license central buying considerations.
For day-to-day administration, the software combines operating-cost, heating-cost, service-charge, and reserve statements with daily-prorated calculations for costs, meter readings, and allocation keys. It also creates rental contracts, documents, and correspondence, and can export tax Form V data to WISO Steuer. WISO Steuer and WISO Mein Geld are the named integrations. The Windows-only deployment and absence of listed tenant portal, rent-collection, or maintenance-management features make it a narrower fit than a full property operations suite. Choose it for desktop bookkeeping and statements across a modest portfolio; look elsewhere if tenant self-service or maintenance workflows are priorities.
