Unit Manager Pro review
Automates bookings, rent collection and overdue workflows for smaller storage operators.

Unit Manager Pro brings bookings, tenant and lease management, rent collection and overdue-account workflows into a cloud-based web product for self-storage facility owners. It is aimed at solo and small operators, including facilities serving business, vehicle or boat storage. An online booking flow can create tenant records and leases and take first payments, while a tenant portal supports account and payment-method management. The emphasis is on core facility administration and payment routines rather than multi-site operations.
Payment automation is the clearest strength. Operators can collect recurring rent by card or Direct Debit, with automatic card fallback when a Direct Debit fails. Configurable reminders, invoices and overdue notices support tenant communications; scheduled rent increases can apply to individual tenants or in bulk, with tenant notifications. Payment-linked lockouts and access restoration provide an overdue-account workflow, while cash and bank-transfer payments can be recorded manually. Stripe is the listed integration and carries both card and Direct Debit collection.
Pricing is per leased unit and in pounds: Pay As You Grow costs £1.25 per leased unit a month for up to 20 leased units, and Growth charges 1% of collected rent, capped at £2.50 per unit a month; empty units are free and Stripe fees are separate. A 14-day trial is available without a credit card. GDPR and PCI DSS are listed compliance signals, and the product runs on the web. The stated fit is strongest for a single-site operator seeking to reduce manual payment follow-up; facilities that need multi-site management should look elsewhere for now, since that capability is described as being on the roadmap. The payment-linked access workflows may also be a poor fit for operators who need access control independent of payment status.
