TowerDesk is cloud-based strata and building management software for Australian strata agencies, owners corporations, body corporates, building managers, committees and residents. Its separate portals provide role-based access for each building, while portfolio-level management supports multiple buildings. The product is aimed at teams managing shared facilities, maintenance, compliance, resident communications, meetings and building administration rather than simpler HOA needs.
The published plans use building size as the pricing structure: Platform plans cover 1–20, 21–40, 41–60 and 61+ lots. Each includes 75+ modules, resident and building portals, maintenance, compliance and communications. Pricing starts at 59 AUD per building per month, billed annually, with a variable per-lot charge and GST excluded. Financial management is a separate add-on with trust accounts, levy runs and budgets, bank feeds and reconciliation, direct debit and ABA/EFT files, and debt recovery. There is no free plan.
TowerDesk’s strongest fit is building operations. Maintenance requests, work orders, SLA timers, defect tracking, asset histories, contractor compliance, fire-safety inspections and AFSS reporting sit alongside AGM workflows for motions, proxies, voting and minutes. Residents can receive notices and emergency broadcasts through the app, email and SMS, and teams can manage facility, lift, visitor, car-park and EV-charger bookings. Integrations include Avigilon Alta access control, Stripe, BPAY, Westpac PayWay, CommBiz and multiple messaging providers. Choose TowerDesk when facilities, compliance and building workflows are central; consider another option if broad HOA management, lower entry pricing or platforms beyond the web matter more.
