SuperCMMS is a cloud-based computerized maintenance management system for teams managing assets and maintenance across factories, buildings, fleets, hospitality, education, manufacturing, and renewable-energy sites. Its asset hierarchy covers locations, sub-locations, assets, sub-assets, and parts, while recurring schedules and corrective or predictive work orders support maintenance workflows. It is aimed at industrial teams that want an open-source option with web access, native iPhone and Android apps, and a free plan.

The Free plan costs $0 per month for two team members and includes all features, unlimited assets and work orders, mobile apps, and API access for IoT and SCADA integration. Mission Critical costs $15 per user per month, with the first two users free; it includes all features, at least 99.95% uptime, a zero data loss SLA, and a 1 TB data warehouse and document repository. The paid plan is most relevant for teams needing those stated service and storage provisions, while smaller teams can start with the free tier.

For industrial environments, integrations are a notable part of the product: the API supports IoT sensors and SCADA systems, including OPC UA, OPC DA, PLC, MODBUS, MQTT, FTP, and API/DB. Maintenance work can incorporate checklists with readings, comments, and proof attachments, QR-code issue reporting, inventory movement tracking, document storage, and audit trails. Choose SuperCMMS if those operational workflows and industrial connections fit your needs; teams that do not want to work with API-based integrations may prefer a CMMS with a different integration approach. It is available on the web and through native iPhone and Android apps.
