Storage Facility Creator is cloud-hosted management software for independent and multi-facility self-storage operators. Its core system brings tenant and unit records together with occupancy visibility, recurring charges, payment workflows, contracts, electronic signatures, and operational reporting. It is aimed at operators who want facility administration, billing, delinquency work, and online rentals in one system.

According to the vendor's pricing page, Core costs $75 per facility per month and includes unlimited users, all core features, and no onboarding fee, month to month. A 30-day trial is available with no card needed, and your first month is free when you subscribe. Online rentals are included with no add-on: tenants pick a unit, sign and pay on a hosted rental page you link from your own website, and the move-in lands in your dashboard with a gate code issued.

Billing and collections are central strengths: the software supports recurring charges, one-time fees, ledger tracking, card payments through each facility's own Stripe account, and autopay that retries a declined card. A past-due list, optional automatic late fees, bulk overlock, and opt-in SMS and email reminders extend that work. It shows how many days each tenant is past due but does not yet generate lien letters or notices or run auctions, so your current lien process stays in place. Stripe, Twilio, and SendGrid are built in, and QuickBooks Online is available on request. There is no gate-hardware integration: the app keeps a gate code for every tenant, which you enter in your own gate controller. Support is by email and an in-app Report a Bug button, with no phone line. Pick it if your priority is a per-facility system with tenant, payment, delinquency, and online-rental workflows in one plan; consider alternatives if you need lien letters and auctions handled for you, a gate-hardware integration, or phone support.
