Smarty Utility Management review
A deep submetering and revenue protection platform for multi-unit properties.

Smarty Utility Management provides prepaid and smart sub-metering for electricity, water, and gas across multi-unit residential and mixed-use properties. It is designed for body corporates, landlords, developers, and property managers that need to allocate utility usage, bill residents, collect payments, and manage arrears. The platform covers resident billing, online collections, and submetering, with cloud and mobile deployment across web, iOS, and Android. Residents can use an installable progressive web app to check balances, review purchase history, and access vending.
The commercial structure has three options. Upfront Purchase includes the meter and installation, standard warranties, and full Punch Platform access. Monthly Rental (Evergreen) removes capital outlay and includes a lifetime warranty, free callouts, and installation. Rent-to-Own provides ownership after the term, a lower upfront barrier, and support for phased rollouts. The published plans are structured around how a property wants to fund and own its metering infrastructure, while prospects are directed to contact a specialist for pricing.
Its strongest area is utility revenue control. Smarty supports STS-compliant electricity vending, Time-of-Use, block, seasonal, fixed, and demand tariffs, alongside real-time consumption data and remote connect/disconnect. Tamper, bypass, and leak alerts add operational monitoring, while centralized reporting and analytics support revenue protection. That breadth suits properties with complex tariffs, prepaid requirements, or arrears concerns. It may be less suitable for teams seeking AI features or a simpler billing-only tool without metering and installation considerations.
