Schedule My Rent brings rent collection and day-to-day rental administration into a web-based service for landlords and tenants. Landlords can manage units and leases, customize rental applications, store documents, track expenses and deposits, and handle maintenance items. Tenants get a portal for lease details, payment history, documents, receipts, scheduled payments or AutoPay, and maintenance requests. Its scope suits solo and small landlords seeking a shared rent and tenant workflow rather than a broader property operations system.
The free Landlords plan includes unlimited units and leases, document sharing, maintenance management, expense tracking, rental applications, and renters insurance tracking. The free Tenants plan supports bank-account payments, AutoPay or scheduled payments, reminders, receipts, and maintenance requests. Free accounts do not mean every rent payment is fee-free: the listed landlord payment fee is $2 per payment for the first five payments and $1 per payment for additional payments. Rent collection also supports credit or debit cards and MoneyGram cash payments. That fee structure is worth weighing for landlords expecting frequent transactions.
The platform combines a tenant portal with maintenance status tracking, comments and attachments, plus expense receipt uploads, unit allocation, tax categories, and CSV or Excel exports. It also includes screening reports, deposit and prepaid-rent tracking, and a dashboard for due, received, and scheduled rent. The service is cloud-based and web-only; no native mobile apps or integrations are listed. Email, phone, and documentation are support channels, and two-factor authentication is listed. Choose it if free core workflows and tenant self-service are priorities; landlords who need native mobile apps, integrations, or a paid subscription option should compare alternatives.
