Sahab Key review
A low-cost HUD-focused platform for small landlords managing payments, maintenance, and recertification.

Sahab Key is web-based property management software for US residential landlords and small property managers. Its core capabilities cover rent collection by ACH and card, autopay with payment retries, maintenance requests with photos and status tracking, building-level accounting, financial reporting, document storage, year-end 1099 exports, and tenant and owner portals. Section 8-focused tools track tenant and housing-authority payments, separate tenant and authority charges, preserve historical splits during lease recertification, and show aging for unpaid authority balances. It is most suited to small HUD landlords that want a focused system rather than a broad affordable-housing program platform.
Pricing is modular. The Core platform costs $2 per unit per month and includes rent collection, autopay, maintenance, reporting, Section 8 payment tracking, and a tenant portal. The pricing page also states a $50 monthly minimum. AI Insights costs $49 per month for a portfolio assistant, tenant risk radar, maintenance triage, owner reports, and cash-flow forecasts. Lease e-signature and Texting each cost $15 per month, while Applications costs $29 per month. AI and API access costs $49 per month and adds a Claude connection, read-only API access, and natural-language portfolio queries. Enterprise has custom pricing for large portfolios.
The product fits landlords that value straightforward payment and property workflows with Section 8 support. It works through the web and API, with Stripe and Claude listed as integrations. Optional modules extend the platform into applications, signing, communications, and AI-assisted portfolio analysis, but the add-on structure means the total cost rises as requirements expand. Sahab Key is less suitable for organizations centered on LIHTC, public housing, applicant eligibility, waitlists, or broader compliance-reporting workflows. Buyers needing those program areas should consider a platform built around them instead.
