RentMerchant brings rent collection and core property operations into one web-based service for independent landlords. Landlords can accept bank-transfer and card payments, create recurring invoices, send reminders, manage applications and electronic lease signing, track maintenance requests with photos, share documents, message tenants, and produce owner statements. Tenants receive a payment portal with payment history and a ledger, plus autopay options. The free plan is aimed at smaller portfolios and supports up to three properties.

Pricing is structured around portfolio size and billing flexibility. The Free plan costs $0 per month with monthly billing and includes online rent payments, a tenant portal, autopay, recurring rent, reminders, applications, and lease e-signature. Pro costs $15 per month with annual billing and adds unlimited properties and units, no per-door fees, waived RentMerchant bank-transfer fees for tenants, and priority support. Pro month-to-month costs $20 per month and includes unlimited properties, cancellation anytime, and waived bank-transfer fees for tenants. Custom is designed for agencies and large portfolios, with volume pricing, a dedicated account manager, guided onboarding, and data migration.

The product’s main strength is its breadth for landlords who want collection, tenant communication, leasing, maintenance, and reporting in one place rather than separate tools. CSV property import and reporting exports support administrative workflows, while automatic late-fee rules add another useful control. The trade-off is a narrow ecosystem: RentMerchant is available on the web and lists Stripe as its only integration. The free tier suits landlords with up to three properties; owners managing more units can choose Pro, while agencies and large portfolios are better aligned with Custom. Landlords needing broader platform coverage or a wider integration ecosystem should consider alternatives.
