RentManager NZ is property management software for New Zealand landlords who self-manage and small property managers. It brings rent schedules, arrears, bonds, inspections, maintenance, notices and tenancy records into one workflow, with tools for Healthy Homes deadlines and Tribunal evidence. Its emphasis on local tenancy administration makes it a fit for owners who want to keep compliance tasks and rental paperwork organized rather than outsource rent collection.
Rent tracking starts with importing bank CSV transactions and matching payments to tenancies; the product tracks overdue rent and reminders but does not collect rent for the landlord. The Starter plan costs NZD 9 per month and includes bond lodgement, compliant notices, e-signatures, inspections, maintenance and Tribunal tools, plus accounting exports. Standard is NZD 19 per month and adds Xero integration, P&L reports, an IR3R tax summary, accountant team access, tax summaries, market rent data and a custom subdomain. Standard+ is NZD 29 per month and adds a custom domain and priority support. The vendor offers a 30-day Standard trial without a credit card; pricing is stated to include GST.
The workflow spans tenancy documents and communication records, contractor assignments and costs, condition notes and photos, and rental income and expense summaries. Xero and MYOB are listed integrations, while Xero integration is specifically a Standard-plan highlight. The product is offered as a cloud service and a self-hosted app, with primary application data stored in Auckland. It suits landlords who value New Zealand-specific compliance administration and accounting workflows. Landlords seeking online rent collection, a portal for existing tenants or mobile apps should look elsewhere; the product is web only for mobile access.
