Propero is a property management app for Australian landlords who manage rental properties themselves. It brings rent payment tracking, payment heatmaps, expense logging, receipts, ledgers, tax reporting, maintenance tracking, reminders, lease records and tenant records into a mobile workflow. Its AI assistant can answer tenancy-law questions, read property records, draft tenant messages and produce condition reports with PDF export. The free plan covers one property, while paid plans add broader property coverage and advanced features.

Pricing follows a freemium model. The Free plan costs $0 per month and includes payment tracking, ledgers and tax reporting, maintenance tracking, reminders and an AI assistant. Pro monthly costs $24.99 per month and adds AI condition reports, property health, all your properties, three daily AI messages, tenant invoicing and no lock-in contracts. Pro yearly costs $199.99 per year and includes everything in Pro, plus cancellation anytime and no lock-in contracts. The published starting price is $16.67 per month when billed annually. An Advertising option costs $199.95 per listing monthly and places listings on realestate.com.au, Domain and rent.com.au with one flat fee and no subscription or commission.

The strongest fit is for landlords who want mobile assistance with records, maintenance, reporting and communication, particularly when AI-generated documents and tenancy guidance are useful. Australian listing integrations add a practical route for vacancy advertising. Propero is less suitable for owners who need online rent collection, tenant self-service or access beyond iOS, since it does not collect or transfer rent, tenants do not receive a portal or app, and the product is available only as a native iPhone app. Choose it for landlord-led administration; consider another product when tenant collaboration or broader platform coverage is essential.
