PLINTH is a web-based lease and property management application for small landlords and real estate investors. It supports residential and commercial leases, organizing parties, premises, terms, rent, escalations, options, notice periods, deposits, and executed documents. Its portfolio view brings properties and leases together, while critical-date countdowns cover expirations, renewal and termination notices, rent escalations, and unpaid months. The product is aimed at owners managing smaller portfolios rather than enterprise lease-accounting teams.

Pricing is straightforward across three paid monthly plans. Small costs $7 per month and includes rent tracking, a payment ledger, tenant portal and messaging, maintenance requests, renewal and termination alerts, a free lease generator, and cancellation at any time. Medium costs $20 per month, with the same listed highlights, while Large costs $50 per month and also lists those same features. A 30-day free trial is available. The low entry price makes PLINTH suitable for landlords who need core administration without a larger property-management system.

The strongest fit is operational lease administration: structured abstraction, forward rent schedules, per-building ledgers for rent and recurring costs, maintenance spending records, CSV-exportable property reports, vendor assignment, and vendor emails. Tenant communication is built into the workflow through portals and messaging. The main boundary is accounting depth. PLINTH does not provide lease accounting or disclosures under ASC 842 or IFRS 16, so organizations needing accounting-standard reporting should choose a product designed for that purpose instead. Owners with larger portfolios should also review the lease limits attached to their selected tier before choosing PLINTH.
