PayRent is a web-based rent collection service for landlords, property managers, and renters. Landlords can set rent charges, accept ACH bank transfers and card payments, track balances, automate reminders and late fees, and control whether tenants can make partial payments. Tenants use a portal to pay rent, schedule payments, and view payment history. It suits landlords who want collection controls and payment records in one service; those who need a mobile app should look elsewhere.

The published plans show two monthly options. Do-It-Yourself costs $24 per month and includes 5-day funding, $5 bank transfers, automatic late fees, and rent collection enforcement. Go-Like-A-Pro costs $59 per month and offers 3-day Express Funding, free bank transfers, stored e-sign documents, multiple property portfolios, and dedicated account management. Funding speed and transfer costs are therefore important tradeoffs when comparing the plans. Both list collection controls, but the higher tier adds portfolio and account-management features for landlords with broader operational needs.

Payment management is the product's clearest strength: landlords can schedule payments, send automated reminders, apply late fees, block partial payments, and review renter ledgers or export transactions. Rent payment reporting to credit bureaus and renter features through RentCred extend its scope beyond collecting funds. Livble and QuickBooks are listed integrations, and support is offered through email, chat, tickets, and documentation. PayRent is a sensible fit for landlords prioritizing automated collection and enforcement, especially if plan-specific funding and fees suit their process. It is less appropriate for anyone requiring non-web access or quicker settlement than the advertised 3-day and 5-day options.

PayRent pros and cons

  • Where it wins
    • Automates scheduled payments, reminders, late fees, and collection enforcement
    • Blocks partial payments and provides renter ledgers and transaction exports
    • Reports rent payments to credit bureaus and supports ACH and card payments
  • Where it doesn't
    • Do-It-Yourself charges $5 per bank transfer
    • Both plans advertise funding in 3 or 5 days, rather than faster settlement
    • Available on the web only
