Nizam is a cloud-based community management platform for homeowners associations, condo associations, strata schemes, housing societies, and apartment complexes. It brings recurring dues and special-assessment billing, online resident payments, resident communications, maintenance tracking, accounting, vendor management, visitor access, and governance tools into one system. Residents can view bills, payment history, announcements, notices, and maintenance requests through the web portal or Android app. Administrators can manage units, residents, vendors, financial records, permissions, and multiple communities.
Pricing is custom and scales with unit count. The published plans show custom enterprise pricing for communities with 500 or more units, while bank-transfer billing is used after the trial. There is no free plan. This sales-led structure may suit associations that need pricing aligned to portfolio size, particularly operators managing multiple communities, but it gives smaller associations less immediate visibility into costs. Nizam is available on the web and Android, with resident and administrator workflows spanning payments, communications, service requests, and access management.
Its broad feature set is the main reason to consider it. Alongside core dues and accounting functions, Nizam covers procurement, vendor coordination, work orders, role-based permissions, audit trails, visitor pre-approval, gate logging, emergency SOS alerts, and push notifications. That combination fits multi-community operators that want financial, operational, and access workflows connected in one platform. Associations seeking a narrow tool for only dues collection, maintenance requests, or resident announcements may find this scope broader than necessary, while teams that require publicly defined pricing or a free entry tier should look elsewhere. Nizam is best suited to established associations and managers prioritizing centralized administration across communities.
