A free governance platform with paid automation for small HOA communities.

Nestingbird is HOA management software for self-managed condominium, townhouse, and HOA boards, as well as property managers. It brings assessment invoicing and online payments together with budgeting, reserve studies, meetings, elections, polls, document storage, maintenance requests, violation tracking, and financial reporting. Owners can access balances, payments, documents, statements, and maintenance requests through a mobile-friendly browser interface.
Pricing is accessible for smaller communities. The free Community plan includes assessment collection, budgeting and reserve studies, meetings with minutes, board elections, document storage and search, and fines and violation tracking. Autopilot costs $25 per month or $250 per year and adds recurring invoicing and collections, Plaid bank connections, automated accounting, monthly financial reports, unlimited Ask Birdie responses, unlimited video meetings with AI minutes, and priority email support. Optional charges include $5 per extra video meeting, $25 per resale or seller disclosure document, and $10 per 50 additional Ask Birdie responses. Online payment processing also adds platform and Stripe processing fees, while paper checks can be processed manually for free.
The product’s scope suits boards that want governance, finances, communications, maintenance, and records in one browser-based system. Stripe supports payment processing, while Plaid connects banks on Autopilot. Birdie AI can answer questions about bylaws, budgets, and board decisions with source citations. The main platform constraint is access: there is no app-store download, so communities seeking dedicated mobile apps should consider another option. Nestingbird is a strong fit for small, self-managed communities prioritizing free core governance tools and an upgrade path for automation.
