MicroRealEstate review
A free, self-hosted tool for rent records, leases and tenant access.

MicroRealEstate is a self-hosted property management application aimed primarily at private landlords, especially solo owners and small operators who want to keep basic rent and lease records on their own infrastructure. It records payments and recalculates balances, generates leases from customizable templates, and stores property, unit, tenant, and contact records. Tenants can use a web portal to view leases, payment history, and receipts. The application is free for personal, private, non-commercial use up to five rental units; commercial use requires a separate commercial license.
Its clearest strength is a focused set of landlord and tenant workflows. Rent notices and receipts can be generated and emailed, while lease templates support document generation. Landlord and tenant REST APIs and shared records add ways to connect or collaborate around the same core information. The product runs on user-controlled infrastructure through Docker-based services and MongoDB. That self-hosted approach suits landlords who want to manage deployment themselves, but it is less fitting for buyers seeking a managed cloud service or mobile apps: access is web-only, including the tenant portal.
The scope is intentionally basic rather than a full operations suite. MicroRealEstate covers rent recording, lease management, tenant records, and document access, but does not include maintenance management. Support channels are community resources and documentation, so landlords who need a dedicated support channel or a broader maintenance workflow should compare alternatives. Choose it if self-hosting and straightforward rent and lease administration matter more than an integrated maintenance system; skip it if maintenance tracking or mobile apps are essential.
