Mastendi is property management software for South African landlords, property managers and letting agencies. It brings together property and unit management, vacancy reporting, rent and arrears tracking, deposit interest tracking, lease signing, maintenance requests, financial reporting, tenant screening and owner and tenant portals. Tenants can view balances, payment history, receipts and documents, submit maintenance requests and use WhatsApp self-service. Agencies can manage landlord clients with separate owner portals and agent property books.
The published plans use monthly ZAR pricing. Starter is ZAR 499 per month and includes portals, CSV bulk import, deposit interest tracking, SARS tax reports, POPIA compliance tools, and WhatsApp notifications with a self-service bot. Professional is ZAR 1,499 per month and adds Xero bank reconciliation while retaining the listed Starter features. Enterprise includes unlimited properties and tenants, portals, Xero reconciliation, exports for Xero, Sage and QuickBooks, and priority support; its price is not shown here. Agency is priced at ZAR 30 per lease per month and includes unlimited landlords, client portals, properties and tenants, along with Xero reconciliation, accounting exports and email support. A 30-day trial is available without a credit card.
Mastendi’s strongest fit is a South African operation that needs local tax preparation alongside daily rental administration. SARS reports, POPIA compliance tools, TPN screening, VerifyNow, PayFast and WhatsApp integrations give the product a locally oriented operating model, while maintenance workflows support photos, status tracking, notifications and contractor assignment. Lease generation, online signing, counter-signing and renewal addenda extend coverage beyond rent collection. The platform records and reconciles rent but does not hold, move or pay out rent or deposits. Choose Mastendi for web-based property operations with South African tax and messaging workflows; organizations requiring native mobile apps or a broader geographic fit should consider alternatives.
