ManageCasa is cloud-based property management software for rental property managers, landlords, and community associations. It brings online rent and dues collection, owner and tenant portals, lease administration, maintenance workflows, accounting, reporting, communications, document management, and mobile access into one system. Rental and HOA workflows are both supported, making it a fit for managers who want portals for different stakeholders and a shared operating platform across properties or associations.
Pricing is organized into three annual-billing tiers. Base starts at $45 per month and includes online payments, owner and tenant portals, accounting and reporting, maintenance management, lease management, and document management, with 25 units included. Growth costs $80 per month and adds advanced accounting and reporting, bank connect and sync, budgeting, advanced maintenance management, package tracking, survey, and eVoting. Premium costs $130 per month and adds custom branding, an included website subscription, Open API access, unlimited data storage, unlimited budgeting, and priority support. Monthly billing is available as pay-as-you-go with unit-tier adjustments, while the displayed plan prices are monthly equivalents billed yearly.
The platform’s breadth is its main differentiator. Managers can handle ACH, card, and Apple Pay payments; listings, applications, screening, and digital leasing; work orders and vendor assignment; general ledger, bank reconciliation, and reporting; plus messaging, announcements, and notifications. Mobile access extends to managers, tenants, owners, and residents, and AI assistance covers questions, documents, and maintenance workflows. Stripe and Plaid provide the listed payment and banking connections. ManageCasa suits teams prioritizing stakeholder portals, mobile access, and broad rental or association workflows. Buyers seeking a lower starting price, a wider named integration ecosystem, or advanced branding and API capabilities without the Premium tier may prefer a narrower alternative.
