A maintenance-focused property suite with leases, payments, portals, and reporting.

Makulli is property management software for landlords and property managers that brings properties, units, residents, leases, invoicing, payments, maintenance, notifications, and reporting into one workspace. It fits solo operators through enterprise teams, with organization-level data isolation and role-based access. Its strongest focus is operational coordination: teams can track occupancy, manage lease events and reminders, issue PDF invoices and receipts, assign technicians, monitor service-level agreements, and give residents a self-service portal.
Pricing is organized by organization rather than by unit or resident. Starter costs $39 per organization per month or $390 per organization per year and includes properties, units, residents, leases, maintenance tickets, SLA tracking, invoices, receipts, reports, analytics, and standard email support. Growth costs $119 per organization per month or $1,190 per year, adding Stripe payments, the resident portal, branded invoice and receipt PDFs, a maintenance kanban board, and priority email support. Enterprise costs $499 per organization per month or $4,990 per year, adding a dedicated account manager, phone support, custom onboarding and data import, and a 99.9% uptime SLA. A 14-day free trial is available, and white-label editions start with a $2,900 one-time purchase.
Makulli’s ecosystem is focused rather than broad: Stripe is the listed integration, while PDF and CSV exports support data handling. The product is available on the web, with cloud and self-hosted deployment options. Self-hosted white-label editions add source code, branding rights, installation materials, and source updates, making them relevant for firms that need deployment control or branded software. Choose Makulli if maintenance workflows, lease administration, resident access, and organization-based pricing are central requirements. Look elsewhere if native mobile apps, a wider integration catalog, or an immediately available API is essential.
