LeaseCalcs is lease accounting, analysis, and portfolio management software for commercial real estate brokers, corporate real estate teams, and finance and accounting departments. It covers real-estate and equipment leases, calculates cash-flow and financial-statement impacts under GAAP and IFRS, and supports journal entries, disclosures, analytics, and consolidated reporting. The product is particularly suited to organizations managing larger portfolios across companies, divisions, business units, or cost centers.

The vendor presents separate Broker Edition and Corporate Edition plans. Growing costs $9,999 per year and includes Broker Edition plus unlimited users in the same office. Strong costs $12,499 per year and adds lease-versus-buy, sale-leaseback, and sublease analysis. Leader costs $23,999 per year and adds Project Management from RE:Act. Corporate Edition begins with Silver at $19,999 per year and includes unlimited users; Gold is $24,999, Platinum is $34,999, and Platinum + is $42,999. The published plans show annual billing, and there is no free plan. Pricing therefore fits organizations that need a dedicated accounting system rather than a low-cost lease tracker.

Its functional breadth is the main reason to consider it. LeaseCalcs combines automated journal entries mapped to ERP systems with GAAP and IFRS treatment, amendment accounting, financial-statement disclosures, cash-flow, NPV, NER, and EBITDA analysis, portfolio dashboards, and consolidated reporting. Audit trails, email alerts, critical-date alerts, and business-unit and cost-center allocations extend the product beyond basic calculations. The trade-off is scope and cost: smaller teams with a limited lease portfolio may not need its broader reporting and allocation capabilities, while organizations requiring platforms beyond the web or integrations beyond ERP/GL systems should assess fit carefully. Choose LeaseCalcs when portfolio analytics, accounting treatment, and multi-entity reporting matter together; look elsewhere for a simpler or lower-cost tool.
