A focused bid workspace that adds cost history and AI reviews for growing GCs.

Kinnect is preconstruction management software for general contractors, with a focus on bringing bidding, project documentation, cost history, and AI-assisted reviews into one workspace. It supports bid solicitation, subcontractor invitations, received-bid comparison, RFI routing, value-engineering logs, versioned document folders, conceptual estimates, and AI cost-history imports. Small and mid-sized GCs are the clearest fit, while larger organizations can use the Enterprise tier. Owners, architects, subcontractors, and other collaborators can also be invited into bid workflows.
Pricing is structured around three paid tiers. Starter costs $149 per month when billed monthly and includes bid packages, RFIs, a VE log, the cost history library, free invitations for owners and architects, and email support. Pro costs $399 per month monthly and adds everything in Starter, a plan-room sub portal when launched, priority support, and first access to new features. Enterprise adds unlimited seats and AI usage, BYOK for Anthropic, SSO, advanced role-based access control, custom data retention and SLAs, dedicated onboarding, and a named customer success manager. A 14-day free trial is available, giving teams a defined way to evaluate the workflow before committing.
The strongest differentiator is the connection between bid management and historical cost intelligence. Cost breakdowns in value-engineering logs, a cross-project cost-history library, conceptual estimates, and AI-assisted document reviews give teams more than a basic solicitation and comparison tool. That breadth should appeal to contractors who want preconstruction decisions and estimate development in the same workspace. The tradeoff is fit: Starter's five-seat limit and monthly starting price may be restrictive for larger teams, while the Pro plan's plan-room sub portal is dependent on launch timing. Organizations seeking a broader construction platform or a wider ecosystem fit may prefer an alternative.
Kinnect pros and cons
- Where it wins
- Combines solicitation, bid leveling, RFIs, and value engineering
- Cross-project cost history supports conceptual estimates and cost imports
- AI reviews project documents and Enterprise supports BYOK for Anthropic
- Where it doesn't
- Starter begins at $149 per month and has a five-seat limit
- Pro's plan-room sub portal is listed as available when launched
- A broader platform may fit teams needing more than bid management
