KindHOA review
A free HOA hub for dues, finances, maintenance, resident communications, and elections.

KindHOA brings common HOA administration tasks into a web platform with native iOS and Android apps. It is aimed at self-managed associations and volunteer boards that need a resident portal alongside tools for dues, finances, maintenance, violations, documents, and elections. The product is software, not a property-management service, so boards remain responsible for association decisions and administration. Its permanent Good Neighbor plan makes it a practical starting point for small boards looking to provide residents with mobile access without a subscription.
The free Good Neighbor plan includes online dues and a finance hub, maintenance and architectural-change requests, violation tracking, a resident portal and document library, and formal elections. The Board Automation plan is priced at $29 per community per month or $300 per community annually. It adds recurring dues and auto-invoicing, automated late fees, email broadcasts, an AI document assistant, and higher storage and usage limits. A free 60-day Board Automation trial is available without a card. Online payment processing and platform fees are additional, so the free plan does not mean every payment-related cost is covered.
KindHOA's feature set reaches beyond dues collection: boards can track maintenance requests with photos and status updates, handle violation notices and fines, and review, discuss, approve, and publish documents. Residents also get payment history, a directory, and a community feed. Stripe and the Google Gemini API are listed integrations. The platform supports GDPR compliance, while support is offered by email. Boards wanting a free, mobile-accessible place to coordinate core HOA workflows should consider it; associations that need a property-management service or expect to rely on channels beyond email support should look elsewhere.
