HaVeWa is self-hosted property-management software for rental and homeowners’ association (WEG) administration. It brings properties, units, people, leases, deposits, finances, service-charge statements, HOA plans, meetings, documents, maintenance, portals, exports and reporting into one system. Its multi-tenant, role-based management makes it relevant to solo operators through enterprise teams, particularly those that want to run their own deployment and handle both rental and HOA administration. The application is bilingual in German and English, and is licensed under AGPLv3 with a separate commercial licensing option.
The breadth is a notable fit for organizations managing both recurring rental work and association governance. Lease tools cover stepped rent, index rent and deposits; financial workflows include charges, payments, open items, SEPA mandates and dunning. For HOA administration, the software includes plans, fees, annual statements, reserves, asset reports, meeting agendas, voting and resolution collection. Maintenance adds ticket workflows, time tracking, contractor coordination and service intervals. Tenant and owner portals extend access beyond internal staff. This scope may suit teams looking to keep operational and association processes together, while a narrower property operation may not need the full set.
Deployment and ecosystem choices matter. HaVeWa is web-based and self-hosted, with a REST API and MCP server; listed integrations include SMTP, OIDC identity providers, Enable Banking, DATEV, SEPA, camt.053, Anthropic Claude and OpenAI-compatible endpoints. It imports camt.053 and exports DATEV and SEPA data. Docker, PostgreSQL and Caddy, as well as supported home-server packages, are described deployment routes. The trade-off is web-only access and documentation as the support channel. Teams wanting managed hosting, mobile apps or a broader support channel should consider alternatives; teams comfortable operating a self-hosted system and needing rental plus HOA accounting have a stronger fit.
