HappyCo review
A property-focused inspection platform with offline mobile work and deep PMS connectivity.

HappyCo is a cloud platform for multifamily property operators that brings inspections, maintenance workflows, work orders, asset evaluation, reporting, and property management system synchronization into one environment. Property teams can manage digital property, unit, make-ready, life-safety, and due-diligence inspections across web, iOS, and Android. Configurable templates support custom sections, items, ratings, requirements, photos, notes, signatures, and reports, while inspection items can generate service requests and assigned work.
Its strongest fit is for operations that need inspection data to drive corrective work rather than remain in a standalone report. Offline capture supports mobile work in areas with limited connectivity, with synchronization when a connection returns. Photo annotation preserves the original image, and PDF reports can be downloaded or shared. Dashboards cover property, unit, item, condition, cost, and staff data, giving managers several views into inspection and maintenance activity. These capabilities make HappyCo more suitable for recurring, multi-step property workflows than for occasional checklist use.
The ecosystem is a major consideration. HappyCo lists integrations with AppFolio, MRI Software, ResMan, Buildium, Yardi Systems, RealPage, Entrata, Dropbox, and Box, alongside API-based data synchronization. Pricing is handled through sales and is published on a per-unit, per-month basis with a 500-unit minimum. Larger multifamily operators that need configurable inspections, offline mobile access, work-order coordination, dashboards, and PMS connectivity should find the platform aligned with their operating model. Smaller portfolios or teams seeking a narrowly focused inspection tool should compare options with a lower minimum and less operational breadth.

- Published plans have a 500-unit minimum
- Its broad multifamily scope may exceed simple inspection needs
