Folio is property management software from HurTech LLC for US real estate firms managing 150 or more units. It brings owner, tenant, agent, and admin portals together with rent collection, trust accounting, maintenance workflows, leasing tools, screening, and owner reporting. The offering suits mid-market managers who want leasing and financial operations in one configurable system, rather than a narrow rent-collection tool. Its standard product is a mobile-responsive web platform; native iOS and Android apps are available as on-demand add-ons.

The published monthly plans are Starter at $899, Growth at $1,299, and Scale at $1,799. All three list unlimited users, every portal and integration, hosting, support, and ongoing feature work. The listed inclusions therefore do not distinguish the tiers; Folio says pricing is based on portfolio size and charged as a flat monthly fee rather than per unit or user. This is a substantial recurring commitment, so it is a better fit for managers whose need for the combined workflows justifies the cost than for smaller operators seeking a low-cost starting point.

The breadth is the main reason to consider Folio: it pairs ACH and card rent collection and trust accounting with maintenance requests, AI triage and vendor dispatch, leasing CRM, a lease pipeline, showing calendar, DocuSign signatures, and owner statements, NOI, and cash-flow reporting. Integrations include Zillow, CoreLogic, Stripe, Plaid, DocuSign, QuickBooks, and Twilio; SQL and CSV export are also listed. Managers prioritizing those connected leasing and accounting workflows may find the scope relevant. Those wanting native mobile apps included by default, or a simpler and less expensive product, should look elsewhere.

Folio pros and cons

  • Where it wins
    • Owner, tenant, agent, and admin portals support distinct workflows.
    • Rent collection, trust accounting, and financial reporting are included.
    • Leasing CRM, maintenance triage, and tenant screening cover key operations.
  • Where it doesn't
    • Plans start at $899 per month.
    • The Starter, Growth, and Scale plans list the same included features.
    • Native iOS and Android apps are on-demand add-ons.
