FacilitatorIQ review
A free facility-operations core with strong work-order and provider workflows.

FacilitatorIQ is a facility-operations platform for commercial facility teams and service providers. It is aimed at organizations coordinating work across multiple locations, providers, assets, documents, preventive-maintenance schedules, and RFQs. Facility teams can create, assign, update, approve, cancel, and close work orders while keeping provider updates, ETAs, photos, approvals, documents, and closeout history connected to each request. Providers can maintain profiles, services, coverage, documents, and existing-customer relationships.
The pricing structure makes the facility side accessible. The Facility Platform plan is free and includes unlimited locations, work orders, provider management, RFQs, documents, and coverage mapping. The free Provider Profile plan adds a company profile, services and coverage, documents, existing-customer invitations, and no percentage taken from won work. Opportunity Access uses fees that vary by opportunity, based on service category, geography, facility type, scope summary, and the opportunity fee. TradeReady is a separate provider hiring tool priced at $99 per month, with unlimited assessments, timed assessments, custom questions, a preset question bank, and provider-only results. A 30-day free trial is also listed.
Its strongest fit is teams that need one workflow for routine requests, preventive maintenance, sourcing, and provider records. Work orders can generate future requests through preventive-maintenance schedules, convert into RFQs, and support structured response comparisons. Asset links add context through warranties, manuals, and service history, while AI-assisted coverage-gap analysis and matching can help with provider discovery. The tradeoff is a web-only experience with no verified integrations listed, so teams needing mobile coverage or established connections to other systems should consider an alternative. Facilities that mainly need multi-location work-order coordination and external-provider management should find the free facility tools particularly relevant; providers evaluating hiring workflows should assess the separate TradeReady plan and variable opportunity fees.
