Evalystar is vendor management software for property managers, facility teams, and portfolio operators managing contracted physical services. It matches vendors from an existing pool using contracts, trade, service area, site, urgency, and past performance, then drafts quote requests for selected vendors. Teams can evaluate completed jobs with ratings, comments, and photos; track incidents; manage contracts and invoices; compare performance across properties; and receive renewal feedback. Its focus fits services such as janitorial, landscaping, maintenance, HVAC, plumbing, electrical, and roofing.

Pricing is structured around a useful free tier and paid expansion. The Free plan costs $0 and includes unlimited sites, users, and vendors, plus unlimited jobs, incidents, and evaluations, one year of history, vendor profiles, contract upload, and invoice tracking. Pro costs $99 per site per month, billed monthly, and adds cross-site viewing and reporting, vendor and portfolio comparison reports, scheduled report delivery and digests, AI renewal feedback, and priority email support. Enterprise adds SSO, API access and webhooks, assisted onboarding and vendor configuration, and unlimited document storage, with pricing quoted. Annual pricing is presented as a 20% saving.

Evalystar’s strongest fit is operational visibility rather than vendor participation. Property teams can build evaluations, scorecards, comparisons, renewal reminders, and scheduled reports around their existing vendor pool. The platform also supports contract, invoice, incident, and document workflows, while vendors remain outside the system and do not receive a portal. That makes it appropriate for teams that want internal sourcing and performance management, but less suitable for organizations seeking vendor self-service, onboarding workflows, or a shared vendor workspace. Choose Evalystar for matching, quote preparation, and performance evaluation across properties; consider another option if vendor-facing collaboration is central.
