Our verdict on EstateDeck
EstateDeck is property management software from Databus Technology Solutions for Indian landlords, housing societies, gated communities, and commercial property managers. Its scope spans tenant and lease records, rent and maintenance collection, invoicing, reminders, maintenance ticketing, visitor management, amenity bookings, and accounting exports. The product is web-based, with a tenant portal app available on the Professional plan and an owner portal on the Agency plan.
Pricing follows a freemium, per-unit model. The free DIY Landlord plan supports up to 5 units and includes digital leases, maintenance tracking, and a tenant directory. Professional costs $1.5 per unit per month when billed monthly and adds unlimited units, the tenant portal app, online rent collection, and expense tracking. Agency costs $3 per unit per month when billed monthly and adds vendor management, multi-user or staff access, and an owner portal, while retaining everything in Professional. According to the vendor's pricing page, the displayed global prices are in USD, and the billing information states that funds settle to an RWA bank account on T+1 or T+2.
EstateDeck's strongest fit is India-focused collection and operational workflows. It supports UPI, cards, and net banking through Stripe, Razorpay, Cashfree, and PayU, plus automated per-unit invoices and WhatsApp and SMS payment reminders. Maintenance helpdesk workflows, digital gate registers, ANPR vehicle entry, facial recognition access, clubhouse bookings, and Tally-ready exports broaden its usefulness for societies and managed properties. The trade-off is platform breadth: access is limited to the web, the free plan is designed for small portfolios, and owner-facing and staff features sit in the higher Agency tier.
