DwellPort is a cloud property-management platform for self-managers, landlords, HOAs, gated communities, student housing, multifamily operators, and larger management firms. Its scope covers leasing, listings, tenant screening, e-sign, lease signing, online rent collection, trust accounting, maintenance, inspections, tenant and owner portals, visitor management, and smart access with ANPR. Gated-property workflows include vehicle registration, guest passes, contractor access, and gate-event logging, bringing resident, lease, maintenance, vehicle, and accounting records into one system.

The pricing structure is accessible for smaller operators. Pilot is free forever and includes an online rent and tenant portal, maintenance tickets, and Community Discord support. Starter costs $1.5 per unit per month when billed monthly and adds the full PMS modules, trust accounting, 1099 generation, tenant and owner portals, and email support. Community costs $2.5 per unit per month monthly and adds smart access, ANPR, unlimited guest passes, visitor management, a guard kiosk, SSO, and SCIM. Enterprise uses volume per-unit pricing and adds custom GL exports and AP integrations, dedicated success, advanced ANPR, and custom MSA, DPA, and state forms.

DwellPort’s strongest fit is an operator that wants one system spanning property operations and controlled entry. Its integrations include Zillow, Apartments.com, QuickBooks, Xero, HikVision, Dahua, Genetec AutoVu, Plate Recognizer, RTSP cameras, Wiegand, and OSDP. Maintenance includes photos, vendor dispatch, budgets, SLA timers, and inspections, while portals support payments, documents, financial reporting, expense approval, vehicles, and guest registration. The listed platform is web-only, so teams requiring native mobile applications should consider another option. DwellPort is better suited to buyers who value breadth, gated-property workflows, and flexible plan progression than to those seeking a narrowly focused or app-first product.
