DoorStax is rent collection and property management software for independent landlords, property owners, and property managers. It supports ACH and card payments, tenant portals, autopay, automated reminders, overdue notices, payment tracking, owner statements, and automated owner payouts. The product also covers lease expiration alerts, tenant onboarding, maintenance requests, work orders, inspections, parking management, vacancy listings, and applications. Property managers needing payment reconciliation and owner disbursements are the clearest fit.

Pricing is split between landlord and property manager plans. The Landlord Plan costs $150 per month for up to 50 units and includes unlimited properties and buildings, ACH and card payment acceptance, a tenant portal with autopay, automated late payment reminders, and automated owner payouts. The Property Manager Plan is listed at $3 per unit per month, with a $150 base including 50 units. It adds smart retries, automated fee calculations, automated workflows and reconciliation, and CSV import from Buildium, AppFolio, Yardi, and Rent Manager. A 14-day trial is available, but the landlord pricing is better suited to managers who can use its wider operational scope.

Reconciliation and reporting are central strengths. DoorStax provides an immutable payment ledger, daily reconciliation, financial reporting, statements, tax exports, and automated owner payout calculations and disbursements. CSV migration, developer APIs, webhooks, and integrations with property-management systems support existing operational processes. Google Calendar, Outlook, iCal, and Kadima Payments are also listed integrations. Maintenance workflows and an optional AI portfolio copilot broaden the product beyond payments. Choose DoorStax when payment operations, owner payouts, and property workflows belong in one system; choose a narrower rent collection tool if web-only access and the broader feature set do not match your needs.
