DoorLoop is cloud-based property management software for landlords, property managers, and real estate investors. It brings together online rent and fee collection, tenant and owner portals, maintenance tracking, accounting, lease management, applications, screening, e-signatures, reporting, communications, and vendor management. Its coverage extends across residential, commercial, affordable housing, community association, student housing, and mobile home portfolios. Access is available through a browser, iOS and Android apps, and an API, making it suited to teams managing several operational areas in one system.
The published annual plans show a clear progression. Starter costs $99 per month and supports a maximum of 10 units, with online payments, a tenant portal, maintenance management, accounting and reporting, and lease management. Pro costs $189 per month and adds advanced accounting and reporting, bank synchronization, QuickBooks Online sync, advanced maintenance management, and workflows. Premium costs $239 per month and adds the AI Assistant and AI Inspections add-on, API access, Zapier integration, unlimited additional users, and unlimited data storage. Teams should compare the unit limit and required integrations against their portfolio before choosing a tier.
DoorLoop’s strongest fit is for teams that want a wide operational scope rather than a narrow rent-collection or maintenance tool. Tenants can submit requests, access documents, receive announcements, and make payments through the portal, while owners can view statements, distributions, and shared files. Listing syndication, prospect CRM, showings, rental websites, automated workflows, reminders, communications, and push notifications extend the platform into leasing and marketing. Choose DoorLoop when these connected workflows justify the annual starting price; smaller portfolios seeking only basic property tasks may find the Starter unit limit and higher entry cost less suitable.
