A resident-focused operations portal with mobile apps, but no accounting tools.

CondoAdmin is a web-based condominium management portal for residents, property managers and staff. Residents can maintain profiles, book amenities and visitor parking, message management, submit repair requests, and access announcements and documents. Staff can manage incidents, parcels, parking enforcement, votes, surveys, permissions, bulk data, lists and reports. It suits condominiums that want resident and building operations in a shared portal, rather than a system centered on HOA accounting.
Its feature set covers day-to-day coordination: residents can make bookings and send requests, while managers can track incident status, handle parcel delivery and pickup, and manage parking passes and enforcement. A document repository and board file area provide a place for shared records, and votes and surveys support resident input. Excel data upload and download can help with bulk lists and reports. The vendor describes a free residents portal funded by advertising; iOS and Android apps complement web access. These tools make CondoAdmin a fit where resident communication and building workflows are priorities.
According to the vendor's pricing page, the corporation plan costs the lesser of 50% of current monthly fees or $1 per unit per month, and is pay-per-use with no contract, user fees or hidden fees. The price is therefore tied to the condominium's fees or units, rather than a fixed starting rate. Accounting tools are not included, and online dues are not among the described capabilities. Communities seeking bookkeeping and dues collection in the same system should look elsewhere; CondoAdmin is better suited to those prioritizing resident access, bookings, maintenance and operational tracking.
