Collabrio is web-based property management software for landlords and property management teams handling residential, commercial, HOA, short-term, student, and mobile-home or RV properties. Its vendor management capabilities include vendor portal logins, maintenance request routing, bids, spending caps, approval workflows, and attached photos and receipts. The wider system also covers leases, rent collection, invoicing, accounting, inspections, document storage, tenant or member portals, and audit trails. It is aimed at teams that want vendor coordination within a broader property operations system rather than a standalone vendor management application.

Pricing is organized around a Per unit plan at $3 per unit per month, billed monthly, with a 30-day free trial. The published plan includes every feature and every vertical, along with residential and commercial leases, a branded tenant or member portal, EZ Accounting and Schedule E reports, AI search, listing copy and document parsing, plus dated condition reports and an audit trail. Enterprise adds volume pricing for large portfolios, SSO and SCIM, a dedicated audit database, SLA-backed support and onboarding, procurement, MSA, and offline invoicing. The plan structure gives smaller and mixed portfolios a clear entry point while reserving operational controls and service commitments for larger organizations.

Collabrio’s main strength is breadth: vendor workflows sit alongside lease generation, renewals, e-signatures, online rent payments, general ledger tools, inspections, Excel portfolio import, and integrations with Stripe Connect, DocuSign, QuickBooks Online, Airbnb iCal, VRBO iCal, and Booking.com iCal. AI features extend to semantic document search, listing-copy generation, and document parsing. Teams should choose it when vendor bidding must connect to accounting and property operations. A focused vendor management alternative may suit organizations that primarily need compliance, insurance tracking, performance management, or specialized onboarding. Collabrio currently centers on web access, with native iOS and Android apps described as coming soon.
