Bengaluru entrepreneur Nikhil Sheoran said a residential society president asked him to find another flat because the association had decided not to allow bachelors. Sheoran said he and his flatmates had already paid a security deposit and signed a rental agreement. News reports recount his account, but do not establish whether the restriction was legally enforceable or what happened after the request to leave.

What happened in the Bengaluru flat dispute?

Hindustan Times reported that Sheoran had recently found an apartment and shared a photograph with its key. Within days, he posted about being asked to leave because he was a bachelor. The reported exchange took place over WhatsApp with the residential society president. Hindustan Times and The Economic Times covered Sheoran’s account.

According to Hindustan Times, the president first told Sheoran to speak with the owner and look for another flat. Sheoran reportedly replied that he and his flatmates had paid the security deposit and had a rental agreement. The president then said the association’s decision was that bachelors were not allowed and asked him to work with the owner to vacate.

Hindustan Times reproduced the president’s message as: “Yes, we have communicated the association’s decision that no bachelors allowed. Please work with your owner to vacate at the earliest. Thanks,” The outlet also quoted Sheoran’s post on X: “Bangalore landlords so hostile, if they find out you’re a bachelor they will take you back and shoot you in the head,” These are quotations attributed by the report to the WhatsApp exchange and social-media post; they have not been independently authenticated here.

What is known—and what remains unconfirmed?

  • Sheoran said he and his flatmates had paid a deposit and signed a rental agreement; reports do not give the deposit amount or the agreement’s terms.
  • The president’s reported message attributed the move-out request to an association decision against bachelors.
  • The coverage does not include an official statement from the association or landlord, the building’s governing documents, or a verified account of what happened afterward.
  • Hindustan Times reported that Sheoran’s post had received “over half a million views” at the time of its October 1, 2026 article. That is a report-specific engagement figure, not evidence of how common bachelor-tenant restrictions are.

India Today also reported Sheoran’s account and the public discussion around it. The available reports establish an individual dispute, not a general rule about Bengaluru landlords or apartment associations. India Today

Can a housing society require a bachelor tenant to leave?

The reported facts alone do not settle that question. Section 24 of the Karnataka Apartment Ownership Act, 1972 says tenants using property submitted to the Act are subject to the Act, the property’s declaration, and association bye-laws. It also addresses association decisions lawfully made according to applicable voting percentages.

That statutory context is not a ruling on Sheoran’s situation. The reports do not establish whether this apartment is submitted to the Act, what its declaration or bye-laws say, whether the decision was lawfully made, or what the rental agreement provides. Without those details, it is not possible to conclude from the coverage whether the association could enforce the reported restriction against him.

What a tenant in a similar situation can check

For someone facing a similar request, the practical next step is to establish what the signed agreement and applicable building documents actually say, rather than relying on a reported message alone.

  1. Read the rental agreement. Check its occupancy, termination, notice, and deposit-refund provisions, and identify who is entitled to give notice under the agreement.
  2. Ask the owner for the request in writing. Clarify whether the owner is asking the tenant to leave, what clause or rule is being relied on, and what notice period is proposed.
  3. Request the relevant association documents. Ask for the declaration, applicable bye-laws, and the record or basis for the decision cited by the society.
  4. Keep records. Save the agreement, payment proof, receipts, and written communications with the owner or association.
  5. Seek case-specific advice if there is a dispute. The legal effect depends on the documents and facts; a qualified local lawyer or tenant-support organization can review them.
