If a neighbor is telling your contractors that he co-owns your home and is making repair decisions, contact each contractor in writing, clarify who can authorize work, and check the recorded deed. His claim alone does not establish ownership or legal authority. The right next step depends on what property records show, whether you authorized him to act, and whether a contractor has already changed or performed work.

First, check who owns the property and who has authority

Obtain a copy of the recorded deed from your local recorder, land records office, or official property-records portal. Check the names listed as owners and compare the document with your own records. A deed is the legal document identifying a home’s owner or owners, according to the NYC Department of Housing Preservation and Development. The location-specific resource is useful for understanding the document, but local property-record systems and procedures vary.

Ownership and authority to act are separate questions. A person might be an owner, or might have documented permission to act for an owner; the neighbor’s statement to a contractor does not, by itself, answer either question. Consider whether you previously gave him permission, signed an authorization, or granted power of attorney. If you are unsure what a document means or records do not match your understanding, have a local real-estate attorney or legal-aid provider review it before making ownership-affecting decisions.

Tell each contractor who can approve work

Contact every contractor involved, using a channel that creates a written record. Identify yourself as the homeowner and state exactly who may approve the work, changes in scope, price changes, permits, and access to the property. Ask the contractor to confirm receipt and to wait for your confirmation before acting on disputed instructions. This is a practical way to remove ambiguity, not a universal legal rule.

If work is underway or a contractor says the neighbor already gave instructions, ask for copies of the estimate, contract, change orders, messages, and any record of who approved the work. Review your contract for its rules on authorization and changes. The Federal Trade Commission advises homeowners to use written estimates and contracts and keep records; contract requirements vary by state. Its guidance is general contractor advice, not a ruling on this neighbor’s authority: FTC, “How To Avoid a Home Improvement Scam”.

Keep a clear record of what happened

Save the deed copy, contracts, estimates, invoices, texts, emails, photos, and notes. Write down dates, the contractor involved, what the neighbor said or did, and whether any work, charge, or access decision followed. After an important phone or in-person conversation, send a short written recap and ask the recipient to correct anything inaccurate. The FTC recommends keeping notes and copies when dealing with a contractor.

Choose next steps based on what records and actions show

What you find Practical next step
The deed lists you as owner, and you find no authorization for the neighbor Give contractors written instructions naming who can approve work and access; ask what instructions they received and whether they acted on them. Seek local legal advice if a contractor dispute or financial loss has resulted.
Another person is listed as an owner, or you find a document authorizing the neighbor Do not assume the document is invalid or that its scope is unlimited. Ask a local real-estate attorney to explain the ownership and authority it grants, and provide contractors with instructions consistent with that advice.
The recorded deed appears forged or ownership seems to have changed without your consent Preserve copies and promptly contact local law enforcement or the relevant local property- or consumer-fraud office, then seek local legal help. Reporting routes differ by jurisdiction.
A contractor has already changed the scope, performed work, or charged you based on the neighbor’s instructions Save the contract and communications, ask the contractor in writing what was authorized and by whom, and get local legal advice about your rights and obligations. The outcome can depend on the contract, prior permission, and local law.

Do not confuse a contractor dispute with deed fraud

Deed-fraud resources describe false or forged ownership documents. The fact that a neighbor introduces himself as a co-owner and makes decisions does not establish that a deed was forged or title transferred. Check the public record before describing the matter as deed fraud.

Get advice specific to your location and documents

This scenario does not identify the property’s state or country, provide the deed, or establish whether you previously authorized the neighbor. Those details matter. Whether the neighbor may act for you, whether a contractor may rely on instructions, and what remedies are available depend on the records, agreements, and local law. A local real-estate attorney or legal-aid service can assess those facts; there is no universal conclusion here about trespass, fraud, or contractor liability.
