Mortgage rates can sharply change what a home costs each month, but a national average is not your personal quote—and the interest rate is only one part of the budget. To decide whether buying is workable, set a sustainable limit for your full monthly housing payment and cash due at closing, then compare at least three Loan Estimates built around the same scenario.

What are mortgage rates now, and what does the average tell you?

Freddie Mac reported an average 30-year fixed rate of 7.03% and an average 15-year fixed rate of 6.42% on September 24, 2026. One year earlier, its reported averages were 6.30% and 5.49%, respectively. These are dated U.S. benchmarks from Freddie Mac’s Primary Mortgage Market Survey, not offers that every borrower can obtain. The survey is based on lender-submitted applications for conventional, conforming, fully amortizing home-purchase loans; its profile has historically described borrowers with excellent credit and 20% down. Freddie Mac releases its weekly figures on Thursdays at noon Eastern. Check its Primary Mortgage Market Survey for the latest release before making a decision.

A lender’s quote depends on your credit and underwriting, down payment, loan type and term, points, fees, and other details. Use the Freddie Mac figures to understand the rate environment, not to predict your own approval or payment.

How much can a rate change affect the payment?

For an illustration of rate sensitivity, Freddie Mac’s consumer guidance shows the principal-and-interest payment on a fully amortizing $200,000, 30-year mortgage at several interest rates. The figures below are illustrative monthly payments; they do not include taxes, homeowners insurance, mortgage insurance, HOA dues, utilities, maintenance, or closing costs.

Illustrative rate Monthly principal and interest
6.5% $1,896
7% $1,996
7.5% $2,098
8% $2,201

These amounts apply to the stated $200,000 loan and 30-year term; do not use them as a payment estimate for a different loan amount. A rate is only one affordability input. Price, down payment, loan structure, lender costs, property taxes, insurance, and ongoing property expenses all affect the decision.

How do you work out what you can afford with today’s rates?

Start with your household budget, not the maximum amount a lender might approve. Decide on a monthly limit that leaves room for other obligations, savings, and unexpected costs. Then estimate the entire housing payment and the cash you would need to close.

  1. Set a full-payment ceiling. Include principal and interest, property taxes, homeowners insurance, mortgage insurance if applicable, and HOA dues. Add a maintenance reserve so the budget reflects the cost of owning the property, not just repaying the loan.
  2. Set a cash-to-close ceiling. Account for the down payment and closing costs, while preserving emergency savings. Ask each lender for the estimated cash to close for the specific scenario you are comparing.
  3. Test realistic homes against both limits. A purchase may fit the monthly ceiling but require too much cash upfront, or vice versa. Adjust the price range or purchase plan if either limit is exceeded.

Property tax, insurance, and HOA costs can vary with the home and location. Check the assumptions used in each estimate rather than assuming that a quoted principal-and-interest payment represents the whole monthly cost.

How do you compare mortgage offers?

Ask at least three lenders for Loan Estimates based on the same loan amount, down payment, loan type, term, and points or credits where possible. This makes it easier to see whether a lower headline rate comes with higher upfront costs or different loan terms. The Consumer Financial Protection Bureau explains how to compare Loan Estimates and find the best loan available when shopping for a mortgage.

Read the Loan Estimate beyond the interest rate

  • Compare the interest rate and whether the loan is fixed or adjustable.
  • Check the monthly principal-and-interest payment, then review taxes, insurance, mortgage insurance, and any HOA costs separately.
  • Compare discount points, lender origination charges, lender credits, other lender-controlled fees, and estimated cash to close.
  • Check whether the rate is locked, when the lock expires, and whether an extension may cost extra.

Compare five-year borrowing costs

The CFPB suggests using the Loan Estimate’s “In 5 years” total paid and subtracting the principal paid down to calculate interest and fees over that period. This can reveal cost differences that a monthly payment or advertised rate alone may not show. Review taxes, insurance, and escrow assumptions separately: these costs may differ between estimates and are not all controlled by the lender.

Ask about points, credits, and negotiation

Discount points mean paying more upfront in exchange for a lower rate. Compare the upfront cost with the monthly savings and how long you expect to keep the loan to judge whether the trade-off makes sense. A lender credit can reduce upfront expenses but may come with a higher rate or other costs. The CFPB says borrowers can use other Loan Estimates to negotiate. A “no closing cost” offer is not necessarily free: costs may be reflected in a higher payment or other loan terms.

Can you buy with less than 20% down?

Yes, depending on the loan and your eligibility; 20% down is not a universal requirement. Freddie Mac reports National Association of REALTORS figures showing median down payments in 2025 of 19% for all buyers and 10% for first-time buyers. These are observed medians, not minimums or recommendations.

A smaller down payment can mean mortgage insurance or other loan costs, but waiting until you have 20% is not automatically the better choice for every household. Compare actual loan offers, the cash you would retain after closing, and the cost of delaying. Freddie Mac also discusses down-payment assistance and loans from nonprofit or government agencies as possible routes. Assistance varies by location and eligibility; ask your state housing finance agency or lender about current programs and terms.

Which mortgage programs and alternatives should you check?

Different programs serve different borrowers and properties, and their terms are not interchangeable. Ask a lender and the relevant program administrator whether you qualify, what fees and mortgage insurance apply, and whether the property meets program rules.

The CFPB’s guide to mortgage loan options describes these broad categories. It cannot establish whether a particular buyer or property qualifies.

Should you wait for mortgage rates to drop?

No one can guarantee that rates will fall or say when a change would make a particular purchase affordable. Make the decision using the current offers available to you and a budget that works without relying on a future refinance or lower rate. If a sustainable payment or cash-to-close amount is out of reach, consider a lower price range, a different location or property, or more time to save. A qualified housing counselor or lender can help you review your options.

Freddie Mac Chief Economist Sam Khater said on July 2, 2026: “With rates at a seven-week low and purchase demand continuing to edge higher, it’s an encouraging sign as prospective homebuyers respond to modest improvements in affordability.” That was a dated comment about conditions at the time, not a prediction of future rates or affordability.

What should you check before locking a rate?

A rate lock generally holds the rate through closing for the stated period, subject to the lock’s conditions and no changes to the application. Check the Loan Estimate to see whether your rate is locked, the expiration date, and any extension terms or fees. A lock can expire before closing, and changing the loan or down payment may affect the terms. The CFPB explains what a mortgage rate lock is; Freddie Mac also describes rate locks and their timing.

What if you are considering an adjustable-rate mortgage?

An adjustable-rate mortgage (ARM) may begin with a different rate structure, but its rate and payment can change. Do not compare it with a fixed-rate offer on the starting payment alone. Ask for the adjustment schedule, index and margin, and rate caps, then test whether your budget could handle a higher payment after an adjustment.

The CFPB notes that its five-year ARM comparison assumes rates stay the same; actual borrowing costs can be higher if rates rise. An ARM is not a guaranteed way to save. Review the loan’s terms and a higher-payment scenario before deciding.
