In the United States, mortgage insurance and mortgage protection insurance serve different purposes. Mortgage insurance—such as conventional private mortgage insurance (PMI) or FHA mortgage insurance premiums (MIP)—primarily protects the lender if a borrower defaults. Mortgage protection insurance is generally optional coverage intended to pay a mortgage obligation after a policy-defined event, commonly the insured person’s death. It is not a substitute for PMI or MIP, and it does not bring missed payments current simply because a borrower falls behind.
The names, loan programs, and consumer rights discussed here are U.S.-specific; terminology and rules vary by country. “Mortgage protection insurance” is not a single standardized policy, so the policy contract controls what a particular product covers.
How the two types of coverage differ
| Question | Mortgage insurance (PMI or MIP) | Mortgage protection insurance |
|---|---|---|
| Who is it intended to protect? | Primarily the lender or mortgage insurer against lender losses following borrower default. It does not protect the borrower from foreclosure. CFPB consumer guidance | Generally intended to help cover the mortgage after a covered event affecting the insured. Some policies pay the lender directly; check the named beneficiary in the contract. Kiplinger’s explanation |
| Is it required? | It depends on the loan program and terms. PMI is commonly required for certain low-down-payment conventional loans; FHA loans require FHA mortgage insurance. CFPB PMI guidance | Generally optional in the policy description cited here. Terms vary by product. Kiplinger |
| What triggers a claim or charge? | Mortgage insurance protects the lender in the event of default and lender loss; it does not prevent foreclosure. The charge is set under the loan program and terms. CFPB | Commonly the insured person’s death. Disability or involuntary-job-loss coverage may be offered as riders, but triggers and exclusions depend on the policy. Kiplinger |
| How is it paid for? | PMI may be paid monthly, upfront, or through a combination. FHA and USDA programs can have upfront and monthly costs; VA loans have an upfront funding fee and, in the CFPB’s description, no monthly mortgage insurance. Check current program terms. CFPB PMI guidance CFPB program overview | Often charged as a premium, commonly monthly in the cited description. Cost, duration, and benefit schedule depend on the contract. Kiplinger |
| Can it end? | PMI cancellation and FHA premium discontinuation follow different rules. Loan type, transaction, and conditions matter. CFPB HPA examination manual HUD MIP guidance | Term, cancellation provisions, and any declining benefit are policy-specific. Read the contract. Kiplinger |
What mortgage insurance costs—and why the loan type matters
Conventional PMI
PMI is commonly added as a monthly premium, but it can instead be paid upfront or split between upfront and monthly charges. A lender may also offer a loan structure with a higher interest rate instead of a separate PMI charge. No one structure is always cheaper: compare the full cost over realistic timeframes, including how long you expect to keep the loan or home. The CFPB advises borrowers to compare detailed pricing and total costs. CFPB: What is private mortgage insurance?

“Mortgage insurance” does not describe one uniform payment. The CFPB says FHA mortgage insurance has upfront and monthly costs, and USDA costs may also be paid both at closing and monthly. In the CFPB’s description, the VA guarantee replaces monthly mortgage insurance but carries an upfront funding fee. Program details can change, so confirm current charges and eligibility with the lender or program administrator. CFPB: What is mortgage insurance?

When can PMI or FHA premiums stop?
Conventional PMI
For covered, non-high-risk residential mortgage transactions, the Homeowners Protection Act framework described in the CFPB’s examination manual generally provides for borrower-requested PMI cancellation when the loan is scheduled to reach—or actually reaches—80% of its original value, subject to requirements. Automatic termination generally applies at the applicable 78% point, also subject to conditions and exceptions. The manual identifies high-risk and lender-paid PMI exceptions. These thresholds are not a guarantee of the date on an individual loan: ask the servicer for the applicable calculation, date, and requirements, and review the loan documents. FHA mortgage insurance premiums
FHA MIP is not interchangeable with conventional PMI. HUD explains that the FHA insurance agreement is between FHA and the mortgage company and directs borrowers to contact their mortgage company to learn what is required to discontinue monthly premiums. Do not assume the conventional PMI thresholds apply to an FHA loan. HUD: Mortgage insurance premiums
What mortgage protection insurance may cover
A mortgage protection policy commonly aims to pay the mortgage balance if the insured dies during the coverage term, but its label alone does not establish coverage. In the arrangement described by Kiplinger, the benefit tracks the outstanding mortgage balance and declines as principal is repaid, while the premium may remain level. Some policies may offer disability or involuntary-job-loss riders. Property taxes and homeowners association dues may not be included. These are possible product features, not promises that apply to every contract. Kiplinger’s explanation of mortgage protection insurance

Mortgage protection insurance versus life insurance
Traditional life insurance generally pays its proceeds to named beneficiaries, who can decide how to use them. Mortgage protection is designed around a mortgage obligation, and a policy may direct the benefit to the lender. Term or permanent life insurance may be alternatives for households that want broader flexibility, but eligibility, price, and suitability depend on the applicant and policy. Compare actual quotes and terms rather than assuming one option is cheaper or better. Kiplinger’s comparison

How to compare your options
- If you are shopping for a mortgage: Find mortgage insurance charges on the Loan Estimate. Ask the loan officer to show total costs for realistic periods and available payment structures, including alternatives that change the interest rate.
- If you already pay PMI: Ask your servicer for the original-value calculation, the applicable cancellation or termination date, and any requirements. Confirm whether the loan is conventional or FHA before relying on a rule.
- If you are considering mortgage protection: Request the complete policy and verify the covered events, exclusions, insured amount, benefit recipient, whether the benefit declines, how riders work, and when coverage ends.
- If you are comparing it with life insurance: Compare policy terms and quotes against the needs of the people who would rely on the coverage, including whether beneficiaries need flexibility beyond paying the mortgage.
