HousingWire lead analyst Logan Mohtashami discusses mortgage rates, bond-market forces, homebuyer activity and the differences between Bitcoin and real estate in a Bitcoin Magazine interview published October 6, 2026. The interview offers his market interpretation and outlook—not a matched performance study or a personalized forecast. The latest specific mortgage-rate figures verified here are Freddie Mac survey averages from October 1: 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year fixed mortgage.
What Mohtashami’s interview covers
Patrick Green’s 15-minute, 12-second interview for Bitcoin Magazine ranges across housing finance and the comparison between Bitcoin and property. Its chapter markers indicate the subjects discussed, but the page provides a summary and chapters rather than a transcript. They do not establish the full reasoning or evidence behind each point, so forecasts and interpretations should be understood as Mohtashami’s views rather than independently verified findings.
- Mortgage rates, Treasury yields, Federal Reserve policy and mortgage spreads.
- Homebuyer activity, meaningful home-price cuts, builder incentives and mortgage buydowns.
- How current housing conditions compare with 2008.
- Bitcoin versus real estate, monetary premium and borrowing against Bitcoin for a down payment.
- Grant Cardone’s model and Mohtashami’s outlook for 2027.
The interview page’s summary attributes the rise in the 10-year Treasury yield to a breakdown in talks with Iran and describes the Federal Reserve as hawkish. Those are the publisher’s framing of the market backdrop, not causes independently established by the page. No exact speaker quotations can be verified from its summary and chapters.

What the latest verified mortgage-rate figures show
Freddie Mac’s Primary Mortgage Market Survey archive reports these U.S. averages:
#1 Best Overall
| Survey date | 30-year fixed-rate average | 15-year fixed-rate average |
|---|---|---|
| October 1, 2026 | 7.28% | 6.60% |
| September 24, 2026 | 7.03% | 6.42% |
These are survey averages, not quotes available to every borrower or live rates for October 7. Freddie Mac says its current survey is based on applications submitted through Loan Product Advisor by lenders across the country. The interview’s chapter and summary describe 7.28% as a nearly three-year high; the archive verifies the rate observation, while that duration comparison is the publisher’s characterization.
An individual lender’s offer depends on borrower circumstances and loan terms. Freddie Mac recommends that homebuyers compare mortgages; its average is a reference point, not a substitute for reviewing available offers. See the Primary Mortgage Market Survey archive and Freddie Mac’s mortgage-shopping guidance.

How to read the Bitcoin-versus-real-estate comparison
The chapter label “Bitcoin vs. Real Estate: Competing for Monetary Premium?” raises a comparison, but the interview page does not supply matched return figures or evidence establishing which asset is superior. It gives no comparable assessment of volatility, liquidity, transaction or operating costs, leverage, or valuation. Its chapters identify a discussion topic; they do not settle the investment question.
The two assets also serve different purposes. A home can provide a place to live as well as potential investment value; Bitcoin is a digital asset. A useful comparison would have to define the purpose and time horizon, then account for costs, risk and liquidity on both sides. The interview page does not provide that analysis or a statistic for the total value or monetary premium of either market.

What the interview can—and cannot—tell you about 2027
A chapter is devoted to a 2027 outlook, but the page’s chapter list and summary do not establish a specific home-price forecast, rate path or Bitcoin target. Treat the outlook as Mohtashami’s market perspective, not as a verified prediction. The page also states that the show is informational and educational, not investment, legal, tax or accounting advice.
Read the full Bitcoin Magazine interview page for its summary and chapter markers. For mortgage-rate context, use the dated Freddie Mac survey observations rather than treating a market outlook or an average as a personal loan quote.
