Homes in 2050 are likely to be more energy-efficient, increasingly powered by cleaner electricity, and better adapted to local climate risks—but there will be no single design shared by every household. The biggest changes may come not from futuristic gadgets, but from upgrading existing homes, improving how buildings use energy, and connecting them to more responsive power and city systems. These are directions in institutional scenarios, not guarantees about what any one home will contain.
What will homes look like in 2050?
Expect variation, not a universal “home of the future.” A home’s design will depend on its climate, local hazards, electricity supply, infrastructure, building age, policy, investment and residents’ resources. A new apartment in a dense city, a renovated rural house and a home in a flood-prone area will face different needs.
International roadmaps point to a broad direction: buildings that use less energy, rely more on cleaner energy, manage electricity demand more intelligently and cope better with local climate stresses. The details—and how widely those changes are available—remain conditional.

The future housing stock will not be built from scratch. The United Nations Environment Programme and the Global Alliance for Buildings and Construction (GlobalABC) said in their 2025–2026 status report, published in 2026, that half of the buildings expected to exist in 2050 still need to be built or renovated. That makes both construction standards and the pace and quality of renovation important to the eventual result.

The same report estimates that buildings and construction account for around 37% of global CO₂ emissions and nearly 50% of global material extraction. Those are sector-wide figures, not the footprint of a typical individual home. They help explain why future housing discussions include materials and renovation as well as the energy used to heat, cool and run a home.
How will future homes use energy?
Better-performing buildings
Insulation, building design and renovation can reduce the energy needed to keep indoor spaces comfortable. In the International Energy Agency’s (IEA) 2019 Faster Transition Scenario, high-performance new construction and energy renovations cut buildings-sector energy needs by nearly 30% through 2050 even as global floor area doubles. That is a modeled global pathway, not a promised reduction for each home.
The scenario illustrates why efficiency is central: a growing building stock can still use less energy if buildings need less energy per unit of space and their systems perform better.

Electrified heating and cooling
Heat pumps feature in the IEA scenario as one way to provide heating more efficiently. The IEA says they cut typical heating energy use by a factor of four or more in that scenario. The result should not be read as a guaranteed saving for every household: performance and suitability depend on the building, climate, equipment and energy system.
Cooling is also part of the picture. The scenario models greater access to cooling and a doubling in air-conditioner performance. Better-performing equipment could help meet cooling needs with less energy than less efficient alternatives, but access, affordability and local electricity capacity will shape who benefits.
Cleaner electricity and systems beyond the home
The IEA and GlobalABC’s 2020 roadmap for buildings and construction sets out a goal of buildings that are zero-emission, efficient and resilient by 2050. Reaching that goal involves more than choosing household equipment: it also depends on cleaner energy, urban planning, construction, existing buildings, building operations, appliances, materials and resilience.

Will homes be smart and connected?
Digital controls and appliances may help homes use electricity at times that better match supply and grid demand. In its 2019 Faster Transition Scenario, the IEA models digitalisation and smart demand-side management reducing building energy use by as much as 10%. It also models demand response involving 1 billion households and 11 billion smart appliances shifting peak electricity demand to off-peak hours.

These are scenario figures, not a forecast that every household will own a particular device. The analysis does not identify a single winning product or establish which controls will dominate the market. A smart thermostat is one present-day example of a control that can manage heating or cooling, but the IEA scenario is not a test or recommendation of thermostats or any particular model. A device’s value depends on the home’s systems, how it is used and whether the surrounding grid can make use of shifted demand.
How will climate change affect homes?
Climate resilience is a local design problem. UN-Habitat’s 2025 housing material describes homes in low-lying areas as vulnerable to flooding and other homes as exposed to excessive heat during heat waves. The relevant response depends on the hazard and the building: shading, ventilation and cooling may matter especially in hot conditions, while water management and flood protection may be priorities in exposed locations. Materials and construction details also need to suit local risks.

No single product or checklist makes a home resilient everywhere. A design that addresses heat may not address flooding, storms, fire, cold or water scarcity. Planning for a real home means identifying its local exposures rather than assuming that a generic “future-ready” feature will solve them.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What do 2050 energy scenarios actually tell us?
There is no single settled estimate of how much energy buildings will use in 2050. The IPCC’s Sixth Assessment Report, Working Group III, Chapter 9, reports different global final-energy-demand figures under different scenarios:
| Scenario | Global buildings final energy demand in 2050 |
|---|---|
| IEA Net Zero Emissions scenario | 86 EJ |
| IEA Sustainable Development Scenario | 111 EJ |
| IMAGE Lifestyle-Renewable scenario | 138 EJ |
The spread reflects different scenario assumptions; these totals are not predictions of energy use in an individual home. A pathway describes an outcome under specified conditions, while a forecast claims what is expected to happen. Treating the figures as interchangeable would hide that distinction.

Why the city around a home matters
Homes depend on transport, energy, services and infrastructure beyond their walls. UN-Habitat’s 2025 Future Cities Advisory Outlook projects an additional 2.3 billion people living in cities by 2050 and links that growth to pressure on housing, transportation and energy. That is a global projection, not a prediction for any particular city.
As cities grow, the location and form of housing can affect access to services and transport as well as the demands placed on energy systems. The home of 2050 is therefore partly a question about the neighborhood and city it sits in, not only its appliances or materials.
What makes a future home sustainable and fair?
UN-Habitat defines sustainable housing as “adequate housing that is environmentally sound, socially inclusive, and economically affordable”. That definition puts comfort, inclusion and affordability alongside environmental performance. A technically efficient home does not meet the whole challenge if it is unaffordable or inaccessible to the people who need housing.

There is no globally established 2050 price for an individual home or universal cost comparison for technologies such as heat pumps, batteries or renovations. Upfront investment, maintenance, energy bills, financing, local installers and electricity infrastructure all affect what is practical; renters and lower-income households may also have less control over building upgrades.
Quick Recap
What is most certain—and what is not?
- Clear direction: major institutional pathways emphasize efficiency, cleaner energy, electrification, smarter demand and resilience.
- Not a universal package: no evidence establishes that every home will have solar panels, a battery, a heat pump or smart appliances by 2050.
- Conditional outcomes: modeled energy savings and demand shifts depend on scenario assumptions, implementation and local systems.
- Local fit matters: the right building response depends on climate hazards, housing type, infrastructure and residents’ needs.
