Before making an offer on an investment property, use your viewing to spot visible concerns and prepare questions—not to diagnose hidden defects. Then arrange an independent, qualified home inspection and any specialist assessments the property or inspection findings warrant. A report can inform your decision and negotiations, but it cannot guarantee that concealed problems are absent or settle planning, code, title, or rental questions.
Inspection terminology, professional qualifications, and offer or contract practices vary by location. Confirm local requirements and the rights provided by your contract before relying on an inspection to renegotiate or withdraw.
What to check during your first walkthrough
Walk through with a notebook or phone and record what you see, where you saw it, and what you want the inspector or seller to clarify. A quick viewing is not a substitute for a qualified inspection. Ask permission before taking photographs where local practice requires it, and arrange another viewing if practical.

- Look for visible roof damage or sagging, loose or blocked gutters, and signs that water is collecting near the building.
- Note water stains or other visible signs of water entry inside.
- Ask about the roof’s age, previous repairs, and any known leaks. A viewing cannot establish the condition of inaccessible roof areas.
Structure and exterior
- Record cracks in exterior walls, damaged cladding, visibly uneven or sloping floors, and sagging ceilings.
- Note where a crack or other concern appears rather than trying to determine its cause. Ask the inspector whether it warrants a structural specialist.
Moisture and wet areas
- Look and smell for damp, stains, musty odors, or recently painted areas that merit questions. NSW government guidance flags damp and cautions that paint may be used to cover mould.
- Do not assume a clean-looking surface rules out mould, a concealed leak, or moisture behind finishes.
Plumbing and hot water
- If access is allowed, try taps and fixtures, observe whether water drains, and note visible leaks.
- Record the visible condition and apparent age of the hot-water system. Do not dismantle fixtures or make invasive checks.
Electrical, heating, cooling, and ventilation
- Note visibly damaged electrical fittings and ask about the electrical panel’s age and safety devices. A quick look or outlet check is not a full electrical assessment.
- Ask which heating, cooling, and ventilation systems were tested, whether they operated during the inspection, and what the inspector can say about maintenance or remaining life.
Windows, doors, decks, garages, and site
- Check visible damage and, where practical, whether windows and doors operate.
- Note deck or garage concerns, site drainage and grading, access, and conditions that could affect upkeep or tenant use.
Location and surrounding conditions
- Consider noise, access, nearby facilities, and hazards relevant to the area.
- Property-specific obligations can extend beyond the building: Victoria’s due-diligence guidance, for example, calls out flood or fire risk, owners corporation matters, and insurance for renovation work. Check the issues that apply where the property is located.
What a professional home inspection can—and cannot—tell you
A general home inspection commonly assesses visible major systems and components, including electrical, gas, plumbing, roof, heating and cooling, foundation, walls, ventilation, and interior and exterior elements. The exact scope varies by inspector and location; ask for the written scope before booking.

It is a visual assessment of condition, not a pass-or-fail test. Ontario government guidance notes that a home inspection does not assess whether a home meets zoning or building codes. The report describes what the inspector observed at the time; inaccessible areas, concealed defects, and systems that could not be tested may remain unresolved. Fannie Mae also states that a standard inspection is not a full electrical inspection.
Some concerns need a specialist rather than a general inspector. Depending on the property’s age, location, construction, disclosures, and findings, follow-up may include pest, radon, asbestos, mould, or lead assessment. NSW Government also recommends considering pest and electrical inspection reports. Ask the general inspector what further expert assessment is appropriate for concerns involving structure, roof, sewer, septic, or another specialist system; no single list applies to every property.

How to arrange and use the inspection
- Choose an independent, appropriately qualified inspector. Verify local licensing or qualifications, insurance, independence, areas included and excluded, report detail, follow-up access, specialist referrals, turnaround, and price. Consumer Affairs Victoria recommends an inspection service with professional indemnity insurance and cautions against relying on reports supplied by an agent or seller; those are Victoria-specific recommendations, so check the protections and credentials that apply in your location.
- Request a written report and attend if possible. Point out your observations and ask the inspector to distinguish urgent repairs from issues that may need attention soon or later.
- Clarify limits and next steps. Ask what was inaccessible or untested, what fell outside the scope, and whether any finding warrants a specialist assessment.
- Get estimates for material repairs. Treat inspection comments as findings or recommendations, not final contractor quotes. Obtain independent estimates where repair costs could affect your decision.
- Check the contract before acting on findings. Whether an inspection gives you a right to withdraw, renegotiate, or seek another remedy depends on the local transaction and contract. Do not assume a general inspection clause or deadline applies everywhere.
A professional written report can identify faults, likely repair costs, and potentially unsafe or unauthorized work. Those findings may help you decide whether to proceed, seek further assessment, plan maintenance, or negotiate—but the report is not a guarantee against hidden defects.
Questions to ask the inspector
- What needs repair or replacement immediately?
- What may need attention in the near term, and what maintenance or replacement is likely over the longer term?
- Which areas could not be accessed or tested?
- Do any findings warrant a specialist assessment? If so, what kind?
- Are there visible signs of water entry, movement, safety hazards, or unauthorized work that need further investigation?
- Which points are observations, and which are recommendations for further evaluation?
Fannie Mae’s buyer guidance also suggests asking about immediate repairs, likely future issues, larger concerns that may need a specialist, and other concerns.

Keep physical inspection separate from wider due diligence
A sound-looking building does not establish that the property is suitable for your investment plan. Verify locally relevant planning and zoning, code compliance, title, permits, insurance, hazards, tax, rental, and association questions with the appropriate authorities and professionals. A home inspection does not resolve these matters, and the applicable checks and obligations depend on the property and jurisdiction.
