The safest route to a local land-conservation project is to start with the Land Trust Alliance’s directory, verify each organization’s mission, governance, finances and stewardship capacity, then choose a gift or volunteer role whose expected outcome is clearly defined. A compelling story is useful, but durable legal protection, funded monitoring and transparent reporting are what make a project credible.
Start with a local land-trust directory
The Land Trust Alliance’s Explore Land Trusts directory is a practical first stop in the United States. Search by organization name or state, then use available filters for nearby groups, public access, trails and volunteer opportunities. The directory creates a starting list; it is not a substitute for checking the individual organization’s current information.
- Search your state and surrounding communities. Include neighboring counties if wildlife corridors, watersheds or working-land landscapes cross political boundaries.
- Filter for the kind of involvement you want. Select public access or trails if you want places to visit, and volunteer opportunities if you want hands-on work. A group without a public trail can still be highly effective at protecting habitat or farmland.
- Record a shortlist. For each organization, note its service area, conservation priorities, contact details, current projects and whether it accepts unrestricted or project-specific gifts.
- Open the organization’s own website. Look for current project pages, annual reports, financial disclosures, board and staff information, stewardship policies and recent outcome updates.
- Contact the group with specific questions. A responsive organization should be able to explain what it is protecting, who is responsible for it and how donated money or volunteer time will be used.
The Alliance reports 948 land trusts and 61,072,596 acres protected on its 2026 website, along with about 4,000 biodiversity projects per year. Those are changing, self-reported network figures rather than a guarantee about any one organization, so check the current page again when you publish or make a decision.

Identify the stated conservation purpose
Ask which resource the project protects:
- Wildlife habitat or a migration corridor
- Working farmland or ranchland
- Forest and watershed functions
- Wetlands, rivers, lakes or drinking-water sources
- Open space, scenic landscapes or recreation
- Cultural, historic or community resources
A credible project should describe a specific conservation purpose, not only a general promise to “save nature.” Look for a map or property description, the threats being addressed, the legal tool being used and the intended long-term condition.
Check geographic and community relevance
Compare the project’s location with the issues you care about. A forest acquisition may be a poor fit if your priority is accessible farmland, while a remote habitat easement may be more valuable than a park if your priority is biodiversity. Ask whether local residents, Indigenous communities, farmers, recreation users or other affected groups helped shape the project and how access or restrictions will work in practice.
Separate a project from a fundraising theme
Appeals often use an urgent animal, scenic photograph or deadline. Treat that as an invitation to investigate, not as proof of impact. Request the project plan, expected acreage or resource outcome, funding status and timeline. If a campaign is for general operations, ask what capacity the gift will support rather than assuming it buys a particular parcel.

Use a credibility checklist before giving
The Land Trust Alliance’s Standards and Practices provide a useful framework. They address ethics, legal compliance, board accountability, conflicts of interest, fundraising, financial oversight, project selection, sound transactions, tax benefits, conservation-easement stewardship and fee-land stewardship.
Governance and accountability
- Is the board identified, and does it appear to exercise independent oversight?
- Does the organization publish conflict-of-interest, ethics and whistleblower policies, or explain where those policies can be obtained?
- Are senior staff and responsible project partners named?
- Does the organization explain how it approves projects and handles transactions involving insiders or related parties?
- Are fundraising claims consistent with the organization’s stated mission and legal status?
Good governance does not require a large staff. A small land trust can be credible when responsibilities, approvals and outside expertise are clear.

Stewardship capacity
Protection is only as durable as the organization’s ability to monitor and enforce it. Look for a named stewardship lead, a monitoring schedule, written baseline documentation and a source of funding for ongoing work. For land owned outright, ask who maintains boundaries, trails, habitat-management plans and public-safety procedures. For conservation easements, ask who visits the property, how violations are handled and where records are stored.
Financial transparency
- Find the latest annual report, financial statements or Form 990 information.
- Check whether restricted gifts are described separately from unrestricted operating funds.
- Ask how much of a project is already funded and what happens if the fundraising target is not reached.
- Look for a realistic stewardship or reserve plan, not only an acquisition budget.
- Confirm whether a gift can be redirected if a parcel is purchased, rejected or fully funded.
Administrative expense alone is not a reliable quality score. Land acquisition, legal work, ecological surveys, insurance and long-term monitoring cost money. The more useful question is whether spending is explained and tied to the organization’s obligations.
Project selection and transactions
Ask how the organization evaluates ecological value, threats, connectivity, public benefit and feasibility. A sound transaction should have appropriate title work, environmental review, a defensible valuation and a plan for closing and stewardship. The Alliance’s Practice 9H recommends an independent appraisal by a qualified appraiser before a purchase of land or an easement, with documentation for any purchase above appraised value.
Verify charitable status and tax claims
IRS Publication 526 explains that a qualified conservation contribution must involve a qualified real-property interest given to a qualified organization for conservation purposes. The recipient must also have the resources to monitor and enforce the resulting restrictions.
Use the IRS Tax Exempt Organization Search to check the organization’s current status, then request its latest financial and project information directly. A listing does not establish that every proposed project is sound, but it helps confirm that the recipient is an eligible charity for federal-tax purposes.

Do not assume that a charitable receipt makes a donation deductible in every situation. Deductibility depends on the type of gift, the donor’s circumstances, substantiation and current tax law. Obtain advice from an independent tax professional for a significant contribution, property gift or easement.
Compare projects on the dimensions that affect durability
Use the same questions for each finalist. The worksheet below keeps an attractive narrative from outweighing legal, ecological and financial evidence.
| Comparison axis | What to document | Questions to ask |
|---|---|---|
| Conservation purpose | Habitat, farmland, forest, water, open space, recreation or cultural objective | What specific resource is protected, and what threat is being addressed? |
| Ecological value | Connectivity, rarity, watershed role, species or restoration potential | What evidence supports the project’s ecological importance? |
| Local relevance | Location, community benefit and fit with local plans | Who benefits, who is affected and who participated? |
| Public access | Open, limited, seasonal or no public access | Can people visit, and what rules, costs or safety limits apply? |
| Permanence and legal protection | Fee ownership, conservation easement, deed restrictions or other tool | Who holds the rights, and what happens after a sale, merger or dissolution? |
| Stewardship and monitoring | Baseline records, monitoring schedule, enforcement process and funding | Who is responsible years from now, and how is that obligation financed? |
| Financial transparency | Budget, funding status, restricted-gift policy and reserves | What will this gift pay for, and what happens if the project changes? |
| Governance | Board, conflicts policy, transaction approvals and responsible staff | Who makes the decision and who independently reviews it? |
| Outcome reporting | Milestones, acreage or habitat targets, monitoring reports and updates | How will the organization show what changed? |
| Ways to participate | Donations, recurring support, workdays, events or technical help | Which form of support fills the most urgent documented need? |
There is no universal national score or standardized impact-per-dollar threshold for local conservation projects. Effectiveness is project-specific. Ask each organization for a current budget, plan, monitoring commitment and outcome report, then record what is established and what remains uncertain.
Choose the support method that matches the need
Unrestricted donation
An unrestricted gift gives the organization flexibility to pay for stewardship, insurance, staff time, legal work or an emerging opportunity. It is often the best choice when the group has a strong track record but its most urgent need is not a public campaign.
Project-specific donation
A restricted or project-specific gift can support a named acquisition, restoration effort or access improvement. Before giving, ask for the restriction in writing and what happens if the project is delayed, rejected, overfunded or materially redesigned. Confirm whether the organization may use the money for related transaction or stewardship costs.

Recurring support
Monthly or annual support helps a land trust plan for monitoring and care that continue after a property closes. The Alliance promotes recurring “Stewards of the Land” support; review the organization’s own terms to see how recurring gifts are allocated and how to cancel or change them.
Volunteer workdays and events
Volunteer opportunities may include invasive-plant removal, trail maintenance, habitat surveys, property cleanups, public programs or office and mapping assistance. Ask about age limits, training, tools, insurance, weather policies and accessibility before attending. Record hours and skills offered so the organization can place you where they have supervision and a defined task.
Ask what capacity is actually scarce
A useful question is: “What need would be hardest for you to meet this season?” The answer may be monitoring visits, a qualified contractor, GIS help, a vehicle, event staffing or unrestricted cash rather than more volunteers. Supporting the bottleneck can produce more value than choosing the most visible activity.
Questions to ask before you donate
- What conservation outcome will this support produce, and by when?
- Is the project under contract, fully funded, pending approvals or still exploratory?
- Who owns the land or holds the easement now, and who will hold it permanently?
- How are baseline conditions documented before work or closing?
- Who monitors the property, how often and with what enforcement authority?
- What reserve or recurring revenue pays for stewardship?
- How are restricted gifts handled if circumstances change?
- What portion of the project budget covers acquisition, legal work, restoration and long-term care?
- Which report will show progress, and when will it be published?
- Can you send the latest financial, project and governance documents?
Written answers are preferable for a large gift or a legally restricted contribution. A refusal to provide basic project, financial or stewardship information is a reason to pause and consider another organization.

Understand conservation easements before signing or funding one
A conservation easement is a legal restriction that can protect conservation values while ownership remains with the landowner. The document may limit development, subdivision, mining, commercial use or other activities while allowing specified farming, forestry, recreation or residential uses. The exact rights and duties depend on the recorded easement and local law.

- 【Reduce Safety Risks】Cable tray under desk keeps all plugs away from your kids, no more worry about tripping. Using 2 holes wire tray saves extra space, helps you easily cabling and wire protection. The mesh design is not easy to accumulate dust, but avoids safety accidents caused by messy wires.
Due-diligence questions
- Who holds the easement, and who has authority to enforce it?
- What baseline report, maps, photographs and title documents establish the property’s condition?
- How often will monitoring occur, and how are visits documented?
- Who pays for monitoring, legal enforcement and recordkeeping?
- What happens if the land is sold, the holder merges, or the holder can no longer operate?
- Has an independent qualified appraiser valued the land or easement?
- Has an independent attorney reviewed the document for the landowner or donor?
Do not rely on a project summary in place of the recorded legal instrument. Read the easement, baseline documentation, appraisal and stewardship plan with independent legal and tax advice before signing or funding a transaction.
Recognize tax-scheme warning signs
The IRS has warned about promoter-driven syndicated conservation easements, inflated appraisals and deductions that greatly exceed the economics of an investment. A legitimate conservation result does not make every tax product legitimate.
- Promised tax returns or guaranteed deductions: No promoter can guarantee your individual tax result.
- Urgency: Pressure to invest or sign before independent review is a material warning sign.
- Opaque structures: Complex entities, undisclosed fees or unclear ownership make it difficult to assess both conservation and tax risk.
- Inflated valuation: A deduction should be supported by an accurate, property-specific appraisal rather than a target number.
- Economics that do not make sense: If the projected tax benefit is the main reason the deal works, pause.
The IRS describes a legitimate easement as one that often reflects long-standing ownership, an accurate and property-specific valuation, and compliance with the rules governing qualified conservation contributions. Obtain independent legal and tax advice; do not use the promoter’s advisers as your only review.
Do these 3 things before closing this tab:

Before choosing, score each finalist only on evidence you can document. Use “not stated” rather than guessing.
| Item | Organization or project A | Organization or project B | Evidence to retain |
|---|---|---|---|
| Mission and geographic fit | Record facts or “not stated” | Record facts or “not stated” | Mission and project pages |
| Conservation purpose and ecological case | Record facts or “not stated” | Record facts or “not stated” | Plan, map, survey or outcome report |

| Public access and volunteer fit | Record facts or “not stated” | Record facts or “not stated” | Access rules and volunteer details |
| Best support method | Gift, recurring support or volunteering | Gift, recurring support or volunteering | Written allocation or participation terms |
Choose the project with the clearest conservation purpose, durable legal protection, funded stewardship and accountable reporting—not necessarily the most dramatic appeal. If two projects are similarly strong, direct support toward the one whose geography and participation options match your priorities.
