To estimate a Qatar home-finance payment, start with the amount you expect to borrow, the bank’s rate or profit basis and the repayment term. Then add your existing monthly debt commitments and compare the total with the income base used for the debt-burden ratio (DBR). Treat calculators as planning tools: only a lender can confirm your eligibility, current pricing, fees and contract-specific payment schedule.
Estimate the monthly payment
Your scheduled installment is mainly affected by the amount financed, the rate or profit basis, and the number of payments. A larger down payment reduces the amount borrowed. A longer term usually lowers each scheduled payment but means repaying over more time; compare total repayment as well as the monthly figure.
Use a lender calculator
Enter the amount financed, an applicable rate or profit assumption, and the term. QNB and QIB provide online calculators: QNB’s mortgage calculator and QIB’s home finance page and calculator. QNB says rates shown are informational and should be confirmed with the bank. A calculator result is not a binding offer and may not include every charge or contract feature.

For a conventional, fully amortizing loan with a fixed nominal annual rate and monthly payments, a standard estimate is:

Monthly payment = P × r × (1 + r)n ÷ ((1 + r)n − 1)
- P is the amount financed after the down payment.
- r is the monthly interest rate as a decimal. If the quoted rate is a nominal annual rate divided into monthly periods, use the annual rate divided by 12.
- n is the total number of monthly payments.
This formula is only a cross-check for that conventional loan structure. It does not by itself account for variable-rate changes, fees, insurance or Takaful, a grace period, or an Islamic finance contract. Ask the lender for the actual repayment schedule for the product you are considering.

Work out the likely down payment and amount financed
Begin with the purchase price, but remember that the lender may use a property valuation when applying its financing limit. QNB defines loan-to-value (LTV) as the mortgage amount divided by the appraised or purchase value; for a purchase, its definition assumes the purchase price as the property value, while a refinance uses an appraisal. The down payment is the portion funded from your own money. The amount financed is not necessarily the full price minus a preferred down payment: it is subject to the applicable LTV cap, the lender’s requirements and approved terms. For illustration, if a property is valued at QAR 1 million and a 70% LTV cap applies, the cap would correspond to financing of up to QAR 700,000 and at least QAR 300,000 from the buyer toward the price. This is arithmetic based on the reported cap, not an individual quote; valuation, eligibility, fees and lender terms can change the cash you need. Read Qatar News Agency’s report on the 2023 amendments and ask the lender how current rules apply to your case.
Check affordability using DBR, not salary alone
The DBR check considers your existing monthly obligations as well as the proposed home-finance payment. QIB describes the calculation as total monthly obligations relative to income and says commitments across banks count. Its explanation gives ceilings of 50% of monthly salary for expatriates and 75% of basic salary plus social allowance for Qataris. These are ceilings described in QIB’s guidance, not recommended household spending targets or a guarantee that an application will be approved. Calculate your estimated DBR
- Add the estimated new monthly installment to your active monthly debt commitments, including obligations held with other banks.
- Divide that total by the income amount the lender uses for your category.
- Multiply by 100 to express the result as a percentage, then compare it with the applicable ceiling the lender confirms.
For example, if your relevant monthly income base is QAR 20,000, 50% is QAR 10,000 and 75% is QAR 15,000. Those amounts illustrate the arithmetic only; the applicable ceiling and denominator depend on your category and lender’s assessment.
A payment that falls below a DBR ceiling may still leave too little room for your household. Budget separately for utilities, maintenance, service charges, dependants, savings and possible income changes. Those are prudent personal-budget considerations, not additional QCB thresholds.

Check credit history and transaction costs
Credit profile
Qatar Credit Bureau says its score reflects credit history, outstanding debts, payment patterns and wider financial behavior. Its published scale is 300–850, with a higher score indicating lower risk. A score is an indicator lenders may use; it is not a mortgage approval promise. Mortgage registration
The Ministry of Justice mortgage-registration service lists identity documentation, the original title deed and the mortgage contract among its requirements. The page lists a charge of 0.25 per thousand (0.025%) of the secured debt, plus QAR 100 for issuance of a title deed and/or real-estate registration plan. It estimates 30 minutes for that registration service; this is not an estimate for completing a home purchase. Ask for a written offer before relying on an estimate
Once you have an approximate payment and DBR, request a current written offer and repayment schedule from the lender. Compare the financing on the terms that affect both cash flow and total cost:
- Upfront cash required, including down payment and transaction charges.
- Initial monthly payment and how it could change if the rate or profit basis is variable or repriced.
- Total repayment over the proposed term.
- Term, any grace period, and whether the grace period sits within the overall tenure.
- Fees, insurance or Takaful, and early-settlement conditions.
- Residency, property-type and valuation eligibility.
Qatar News Agency’s 2023 report says any grace period offered for under-construction finance should not exceed three years, should sit within the overall tenure, and should include regular interest payments during the grace period. Confirm the current regulatory treatment and the contract’s actual payment schedule with the bank.
Separate housing finance programs from commercial offers
For Qatari citizens considering Qatar Development Bank’s housing-finance program, QDB’s published page states a financing amount of QAR 1.2 million, no annual profit for Qatari housing finance, a 1% administrative fee distributed across the repayment period, and a monthly installment of QAR 3,364. These are program-specific published terms, not standard commercial mortgage terms and not proof that every applicant qualifies. Check QDB’s housing-finance program page for the program’s conditions.
