Compare written offers for the same loan amount, term, down payment, loan type and rate-lock assumptions—not just advertised rates. Then weigh the interest rate alongside APR or your country’s equivalent comparison measure, lender fees and credits, monthly payments, cash needed upfront, and the cost over the time you expect to keep the loan. The disclosure used depends on where you borrow: U.S. Loan Estimates, Australian Key Facts Sheets and the EU’s APRC are not interchangeable.

Start with offers you can compare fairly

Ask at least three lenders for written offers when practical; the Consumer Financial Protection Bureau (CFPB) recommends comparing at least three. Give each lender the same loan amount, property or transaction details, down payment, term, product type and desired rate lock or fixed period. Ask whether the quote is current, when it expires, and whether the rate is fixed or adjustable.

Request the same type of document from each lender. In the United States, compare Loan Estimates rather than relying on rate advertisements or preapproval estimates. Rates can change daily, so offers issued on different dates may differ because of market movement as well as lender pricing. The CFPB explains this in its Compare and negotiate your loan offers guidance.

Build a side-by-side record

Use a spreadsheet or table to capture these details from each offer. Compare rows only when their assumptions match; call out any differences rather than treating the numbers as directly comparable.

Interest rate versus APR in the United States

The interest rate is the annual price of borrowing before fees and other charges. For U.S. mortgages, APR is broader: it includes the interest rate plus points, mortgage-broker fees and certain other charges under the applicable rules. APR can help expose differences in financing costs, but it is not a universal ranking of unlike loans. In particular, an adjustable-rate mortgage’s APR does not show its maximum possible rate, and the CFPB cautions against comparing fixed and adjustable loans by APR alone. See the CFPB’s explanation of mortgage interest rate and APR.

Australia: personalised comparison rate

Australian Key Facts Sheets show a personalised comparison rate for a specified borrower scenario, combining the interest rate with known fees and charges under the applicable model. Government fees, charges and duties are excluded. The sheet also provides a total amount payable based on stated assumptions, and its rates and fees apply as of the sheet’s production date. Check the assumptions and date rather than treating the comparison rate as a full forecast of your own costs. Details are in the Australian government’s Key Facts Sheet guidance.

European Union: APRC

The European Commission describes APRC as the annual cost of a loan expressed relative to the total value of the loan. Its coverage and legal application depend on the relevant rules and product details; check the national implementation applicable where you are borrowing. The Commission’s mortgage credit overview identifies the EU Mortgage Credit Directive (2014/17/EU) as relevant legislation.

Separate lender pricing from other closing costs

For U.S. Loan Estimates, review total origination charges, services in Section B, lender credits, total loan costs and cash to close. Ask lenders to explain differences. Taxes, government fees, prepaids, escrow and insurance may vary for reasons outside a lender’s control; don’t automatically read those differences as better or worse loan pricing. The CFPB’s comparison guidance explains which fields to examine.

A lender credit offsets closing costs, while points are upfront charges that may buy a lower rate. Compare a points offer with a matched no-points offer: calculate how long the payment savings would take to recoup the points, then compare that break-even time with how long you expect to keep the mortgage. If you sell or refinance sooner, the upfront cost may not pay off. Confirm that the points actually correspond to a lower rate.

Ask what a “no closing cost” offer means in practice. Fees may be covered through a higher rate or handled another way, such as being included in the amount borrowed. The CFPB cautions that these loans are not free and may have higher monthly payments. Identify who pays each charge, when it is paid and whether it changes the rate or balance.

Compare monthly payments and costs over your likely ownership period

Record principal and interest separately from mortgage insurance and the full monthly amount, including escrowed taxes and homeowner’s insurance where shown. Keep the lender’s loan costs distinct from your overall housing budget.

On a U.S. Loan Estimate, the CFPB describes a five-year comparison: subtract the principal paid down from the “In 5 years” total paid to estimate interest and fees over that period. The CFPB says on its comparison page that borrowers keep a mortgage for about five years on average; this is contextual information, not a prediction for an individual borrower. Choose a period that reflects your own likely plans. For an adjustable-rate loan, the five-year figure assumes rates remain unchanged, so it is not a stress test.

Compare costs over the same expected holding period and assumptions for each offer. If one loan has a lower upfront cost but a higher rate, or points that reduce the rate, the total cost over your chosen period may be more informative than either number alone.

Stress-test adjustable-rate offers and check flexibility

For an adjustable-rate mortgage, record the initial fixed period, when and how often the rate can reset, the adjustment formula and rate caps. Ask for the highest potential payment under the loan’s terms, not just the initial payment. APR does not reveal the maximum rate, and a projection that assumes rates stay unchanged cannot show how a reset might affect your budget.

Check whether payments can change, whether early repayment or prepayment charges apply, and what rules govern extra repayments. Features such as offset accounts, redraw or split fixed/variable loans may matter in some markets; compare their costs and conditions only where they are relevant to your country and product.

Use competing offers to negotiate, then compare again

  1. Collect written offers with matching loan assumptions and close quote dates.
  2. Ask your preferred lender whether it can match or improve a competing offer. The CFPB says a competing Loan Estimate can support negotiation; a lender may reduce fees, rate or points.
  3. Get the revised terms in writing and compare the whole offer again. A lower charge can be offset by a higher charge elsewhere, a changed rate or different credits.

Compare current written terms, not a “best bank” ranking or a rate headline. The most suitable offer depends on the loan structure, the costs included under local disclosure rules and how long you expect to keep the loan.
