After a rate hike, choose a higher EMI and shorter repayment period if your budget can reliably absorb the payment and you want to finish sooner. Choose a lower EMI with a longer tenure if monthly affordability is the priority. Compare the lender’s written schedules, including total remaining payments and interest—not just the next EMI—before deciding.

What changes when your loan rate rises?

For a floating-rate loan with equated instalments, a rate reset can raise the EMI, extend the repayment period, or combine the two. The effect depends on your outstanding principal, revised rate, remaining term, and lender’s loan rules. Ask the lender for your actual revised figures; a generic calculator or illustration cannot establish your loan’s new payoff date or total cost.

The Reserve Bank of India’s August 18, 2023 direction says borrowers must be offered a choice of a higher EMI, a longer tenure, or a combination, as well as the option to prepay part or all of the balance. It also provides for fixed-rate switching under the lender’s Board-approved policy, with applicable switching and service charges disclosed. The direction says an extension of tenure must not result in negative amortisation. Read the RBI direction.

When a higher EMI and shorter tenure may suit you

Paying more each month can help preserve or reduce the remaining repayment period, depending on the lender’s revised schedule. This can be a reasonable choice if your income is dependable and the higher payment leaves enough room for essential expenses, other debt, and emergency savings.

When a lower EMI and longer tenure may suit you

A lower EMI may be more appropriate when monthly cash flow is tight, income is uncertain, or you need to preserve room for essential expenses and savings. The trade-off is that payments may continue for longer. That can increase the total amount paid over the remaining life of the loan; use the lender’s schedule to see the effect for your balance and rate rather than assuming a universal saving or cost.

  • Ask how many instalments the extension adds and when the loan is expected to end.
  • Review the total remaining payments and interest, not only the reduced monthly amount.
  • Confirm that the extended term is permitted under your agreement and applicable rules.

Compare the options using written schedules

Request two schedules based on the same outstanding principal and reset rate: one for the higher EMI and shorter or original tenure, and one for the lower EMI and extended tenure. Ask the lender to provide:

Ask about prepayment or switching to a fixed rate

The RBI direction provides for an option to prepay part or all of the balance and for a fixed-rate switch under the lender’s Board-approved policy. Availability, process, and charges depend on the lender and applicable rules. Request the policy and all charges in writing before comparing a switch or prepayment with the two repayment schedules.

The Reserve Bank of India’s January 10, 2025 FAQ clarifies that the reset circular covers equated periodic instalment-based personal loans, not every loan product in the same way, and that existing borrowers are covered. It also says a minimum quarterly statement should include principal and interest recovered to date, EMI amount, number of EMIs left, and annualised rate for the loan tenor. The FAQ discusses home-loan resets, but borrowers should confirm how the applicable provisions and product-specific rules apply to their own lender and loan.

For urban co-operative banks, separate RBI housing-finance guidance applies reset provisions to floating-rate EMI-based housing loans subject to relevant housing-finance rules; it states a maximum 20-year period for that covered UCB housing-loan category. This is not a general maximum for all Indian housing loans or lenders. See the RBI UCB housing-finance guidance. Earlier RBI housing-loan guidance also says banks extending a floating-rate housing loan’s repayment period to keep the EMI unchanged should assess repayment capacity across the extended period and offer a higher-EMI option to borrowers seeking to repay within the original period. Check current lender rules before relying on that supplementary guidance. Read the supplementary RBI guidance.

Make the decision based on cash flow and total cost

If both options are affordable, compare their total scheduled payments, remaining interest, and payoff dates, then choose the balance of monthly flexibility and faster repayment that suits you. If the higher EMI would strain your budget, a lower payment may be the safer near-term choice—but understand the longer schedule and its total cost. If neither schedule is workable, ask the lender what other choices are available and get fees and revised terms in writing before accepting a change.
