To check a U.S. property, search its street address in FEMA’s Flood Map Service Center, confirm the exact location and map panel, then review the current effective map, its legend, and any applicable revisions. The result tells you about mapped flood hazards; being outside a mapped high-risk area does not mean flooding is impossible.

Find the property in FEMA’s Flood Map Service Center

  1. Open the FEMA Flood Map Service Center (MSC). FEMA identifies the MSC as the official public source for flood-hazard information produced in support of the National Flood Insurance Program (NFIP).
  2. Search by the property’s street address. FEMA also documents searches by community or place name and by decimal longitude and latitude. For coordinates, enter longitude before latitude.
  3. Verify the result on the map. A place-name search may require you to pan and select the correct point or map panel. Check that the community, panel number, and effective date match the location you mean to inspect.
  4. Open the current effective map for that location. Do not assume that a search result, map color, or nearby address represents the parcel precisely.

Understand what the flood map shows

A Flood Insurance Rate Map (FIRM) is an official community map used in the NFIP. FEMA’s map-reading training describes FIRMs as showing Special Flood Hazard Areas, Base Flood Elevations where applicable, and flood-risk zone designations. Use the map legend and the boundaries on the relevant panel to interpret the property’s mapped status; a screen color by itself is not a complete risk assessment.

A mapped zone is not a guarantee about whether a particular building will flood. An address outside a mapped high-risk area is not proof of safety: maps show mapped hazards, and an unmarked location should not be treated as flood-proof. FEMA’s National Flood Hazard Layer (NFHL) is a digital database of current effective flood-hazard data assembled from effective maps and Letters of Map Change (LOMCs) delivered to communities. FEMA’s August 2024 job aid estimated that NFHL digital data covered over 90 percent of the U.S. population; that figure describes the data layer, not universal parcel coverage. FEMA says new and revised data is added continuously.

Check map status, date, and changes

Use the product’s status and date to understand what you are looking at. The MSC offers current effective maps as well as other products, including preliminary and historic maps and Flood Insurance Studies.

Product or view What it means How to use it
Current effective FIRM or dynamic FIRMette Current effective map data; the dynamic map/FIRMette path incorporates applicable revisions made since the panel was issued. Use it to review current effective mapped information for the location.
Downloaded static panel The map as originally published. Check its “Changes to this FIRM” material and relevant LOMCs to understand later changes.
Preliminary map An early look at proposed community-map changes, or information for an area without a FIRM. It is not the effective map. Use it as proposed-change context, not as the current effective determination. FEMA says an official FIRMette cannot be created for preliminary panels.
Historic map or other product A product with a different date or purpose from the current effective map. Use the MSC’s all-products listing to identify the product and its status before relying on it.

To find proposed revisions, historic panels, Flood Insurance Studies, or other map products, choose “Search All Products” or “Show All Products” in the MSC. If a boundary appears close to the building, do not try to settle a legal or insurance question by eyeballing the screen. Ask the local floodplain administrator or a qualified mapping professional to clarify the property’s location relative to the mapped boundary.

Print a map excerpt

If you need a portable record, create a FIRMette, a printable excerpt of the FIRM, through the MSC. FEMA advises printing FIRMettes at actual size so the map scale is preserved. Keep the panel identifier and effective date with the excerpt so its context is clear.

Use the map appropriately for insurance or official decisions

A map check alone does not establish what coverage or price is right for a particular property. For insurance questions, consult NFIP information through FEMA’s flood-mapping products and tools directory or speak with a licensed flood insurance professional. For a location-specific legal, lender, insurance, or floodplain determination, verify the result with the relevant local authority or licensed professional.
