Use the official long-term flood-risk service for the country where your home is located, then check each relevant flood source and interpret the result as an area-level warning—not a definitive prediction for your individual property. For homes in England, Wales and Scotland, the official tools and their limits differ.
1. Choose the official flood-risk service for your location
Flood-risk maps are administered separately across the UK. Start with the service for the country where the home is located, and search by postcode or address where supported.
- England: Use the Environment Agency’s Check your long term flood risk service. It covers rivers and the sea, surface water, and groundwater where data is available.
- Wales: Use Natural Resources Wales’ Check your flood risk by postcode service and map.
- Scotland: Use SEPA’s Flood Risk Management Maps. Search by place name, postcode or grid reference, then inspect the available flood layers.
These verified services cover England, Wales and Scotland; they should not be treated as a UK-wide checker. For Northern Ireland or a home outside these countries, find the relevant official authority before relying on a map.

2. Check more than river and coastal flooding
Look at every flood source shown for the location. A property does not need to be beside a river or the coast to be exposed: intense rainfall can overwhelm drainage and cause surface-water flooding. Depending on the service and available data, maps may also show groundwater or reservoir flooding.

In England, the Environment Agency’s surface-water map guidance explains how to view an address, access flood-depth information and consider future risk associated with climate change. The map was updated in 2025; the Environment Agency reports that more than 4.6 million properties in England are in areas at risk of surface-water flooding.
3. Understand what the map result can—and cannot—tell you
A public map is useful for screening an area, but it does not establish whether a particular house will flood. The Environment Agency says, “The map does not contain enough information to determine flood risk to individual properties.” Natural Resources Wales similarly distinguishes area risk from the risk to a specific property, and SEPA says its maps are inappropriate for assessing an individual property.

Maps may not represent every feature of a plot or building, and coverage varies by flood source and tool. Treat a low or absent mapped risk as a screening result, not a guarantee. If the map conflicts with local experience, or the decision has significant consequences, ask the relevant local authority or flood authority for guidance, or consult a qualified flood-risk professional.

4. Keep long-term risk separate from current warnings
A long-term risk map describes potential exposure; it does not tell you whether flooding is happening now. In England, check the Environment Agency and Met Office’s current flood warnings and five-day outlook for live conditions. Use the warning service when you need to know what is happening or forecast, and the long-term map when assessing a location.

5. Use planning maps for planning decisions
Planning maps and consumer risk maps serve different purposes and may use different assumptions or layers. In England, the Environment Agency’s Flood map for planning is intended for planning applications; it is not a substitute for an individual home-risk assessment. In Wales, the Flood Risk Assessment Wales map is not for planning decisions: use the Flood Map for Planning route instead.

A public map does not tell you whether a home can be insured or what a policy will cost. UK government guidance for England says insurers may use whichever data they choose when deciding whether to offer cover and at what price. Check current terms directly with an insurer or broker, particularly if the map result affects a purchase or renewal.
