To estimate how much home you can afford, start with the monthly housing payment your budget can sustain—not the maximum a lender might approve. Subtract expected taxes, insurance, mortgage insurance, and HOA costs from that monthly ceiling; use what remains to estimate a loan amount at a current rate, then add the down payment and check that you will still have cash for closing and emergencies.

Start with a monthly payment your household can sustain

Ask, “How can I figure out if I can afford to buy a home and take out a mortgage?” by first reviewing your actual take-home cash flow. Account for recurring debts and expenses, savings goals, and a buffer for emergencies. The right ceiling is the amount you can pay for housing without pushing aside other priorities.

The CFPB notes that 28% of pre-tax monthly income is a mortgage-lending rule of thumb for the total monthly home payment, not a universal affordability threshold. Your own expenses and goals may call for a lower limit. As the CFPB puts it, “Focus on a mortgage that is affordable for you given your other priorities, not how much you qualify for.” CFPB homebuying guidance

Count the full cost of owning the home

A mortgage calculator’s principal-and-interest figure is only part of the monthly cost. Estimate property-specific recurring expenses before deciding what payment fits.

  • Property taxes: Use an estimate relevant to the property’s location; tax bills vary by location and may change.
  • Homeowners insurance: Obtain a local estimate. Supplementary or flood insurance may also be relevant, depending on the property.
  • Mortgage insurance: Many conventional loans require it when the down payment is below 20%; FHA and USDA loans generally also require mortgage insurance. Requirements vary by loan program, and this cost protects the lender.
  • HOA dues: Include any association charges that apply to the property.
  • Utilities, maintenance, and repairs: Budget for these separately from the mortgage payment. They are real ownership costs even when they are not included in a lender’s quoted payment.

Property taxes, insurance, and other ownership costs can rise. CFPB’s budget planning guidance recommends accounting for the costs of homeownership beyond principal and interest.

Use a current rate to estimate the loan amount

Freddie Mac’s Primary Mortgage Market Survey (PMMS) is a useful national benchmark for scenario planning, not a personal rate quote. Its October 1, 2026 weekly average was 7.28% for a 30-year fixed mortgage and 6.60% for a 15-year fixed mortgage. These figures were the latest observations available as of October 7, 2026; check the Freddie Mac PMMS again when planning because rates are released weekly.

PMMS is based on rates collected from thousands of mortgage applications submitted through Loan Product Advisor. A borrower’s actual offer depends on the borrower, loan, and lender terms. Freddie Mac also says its current data requirements do not allow it to report average fees and points, so the published rate alone does not show total borrowing cost.

Back out non-mortgage costs first

  1. Choose your comfortable monthly housing ceiling.
  2. Subtract estimated property taxes, homeowners and other relevant insurance, mortgage insurance, and HOA dues.
  3. Use the remainder as your target monthly principal-and-interest payment.

Use property- and location-specific estimates where possible. National guidance cannot tell you the actual tax bill, insurance premium, or HOA dues for a particular home.

Convert the remaining payment into an estimated loan

Enter the target principal-and-interest payment, interest rate, and loan term in a mortgage calculator, or adjust the loan principal until the calculated payment matches your target. For a fully amortizing fixed-rate loan, the monthly principal-and-interest payment is:

M = P × r(1+r)n / ((1+r)n − 1)

Here, M is monthly principal and interest, P is the amount borrowed, r is the monthly interest rate, and n is the number of monthly payments. Confirm that the calculator uses the rate and term you intend and that its principal-and-interest result excludes taxes, insurance, and other add-ons. CFPB explains that payment depends on principal, term, and rate; its example is $477 per month in principal and interest for a $100,000, 30-year mortgage at 4%. CFPB loan-options guidance

Turn the loan estimate into a starting price range

Add the down payment you plan to make to the estimated loan amount for a starting home-price estimate. Then rerun the calculation with plausible alternative rates, loan terms, and down payments. A higher rate or shorter term generally means a smaller loan for the same monthly principal-and-interest budget. The resulting price is only a starting range because actual taxes, insurance, loan terms, and fees can change the total cost.

Check your cash for the down payment and closing

Do not assume every dollar of savings can go toward the down payment. First set aside funds for other savings priorities, moving, renovations or furnishings, and an emergency cushion. CFPB guidance gives three to six months of expenses as a usual example of an emergency cushion; it is an example, not a requirement for every household.

Then estimate closing costs and subtract them from the cash available for the purchase. CFPB says closing costs typically range from 2% to 5% of the purchase price, excluding the down payment. Actual costs depend on the transaction, so use lender estimates rather than treating that range as a quote. See CFPB guidance on closing.

Compare mortgage offers on more than the rate

Once you have lender offers, compare them using the same purchase scenario, down payment, loan type, and term where possible. A lower headline rate does not necessarily mean lower total costs.

  • Interest rate and total monthly payment, including mortgage insurance and other required costs.
  • Upfront lender costs, discount points, lender credits, and cash to close.
  • For an adjustable-rate mortgage, when the rate can change and the applicable caps.
  • Estimated borrowing cost over five years. CFPB cautions that its five-year comparison for an ARM assumes rates remain unchanged.

Review the personalized Loan Estimate and property-specific cost estimates before committing. CFPB’s Loan Estimate guide explains how to compare offers; the PMMS national average is not a substitute for those loan terms.
